Find your tax bill online
- Open the official tax portal. Confirm that the payment system identifies Richmond County, Georgia.
- Complete any security verification. The processor may display a browser verification or CAPTCHA before the search interface loads.
- Identify the available search fields. Use your bill, map/parcel number, owner information, or property location through whichever supported search method the live interface provides.
- Enter the property information. A bill number or map-and-parcel identifier from a county statement is particularly useful when names or addresses are ambiguous.
- Submit the search. Review the returned accounts and identify the correct property.
- Verify the account. Match the parcel, owner or taxpayer information, bill number, and 2026 tax year.
- Open the bill details. Review current tax, exemptions, discounts, previous payments, arrears and any separately displayed charges.
- Proceed to payment if appropriate. If the account is not the one you expected, return to the search rather than paying an uncertain result.
The payment processor requires a verification step in some browsers, so exact search labels cannot always be inspected without passing that verification. Use the identifiers offered by the live county-linked portal rather than relying on an assumed field name.
What information should you check in the result?
| Information | Why it matters |
|---|---|
| Map and parcel number | Connects the bill with the assessed property. |
| Bill number | Helps the Tax Commissioner identify the precise demand. |
| Tax year | Separates 2026 taxes from older outstanding bills. |
| Tax district | Determines which millage rate applies. |
| Exemptions and credits | May reduce the taxable value or amount billed. |
| Payments posted | Helps prevent duplicate mortgage escrow or owner payments. |
| Current balance | Shows the amount still payable in the account. |
| Past-due charges | May change the amount due on delinquent accounts. |

Important 2026 dates
Augusta Property Tax Due Date and Early-Payment Discount
Augusta’s 2026 real estate tax bills were mailed on September 30, 2026. The Tax Commissioner published a regular due date of November 30, 2026.
Last published date for the 1% discount on the qualifying tax portion of the bill.
County-published due date for 2026 real estate property taxes.
How the 1% discount works
Augusta offers a 1% early-payment discount on the tax portion of qualifying 2026 bills paid by October 20, 2026.
The discount does not necessarily apply to solid-waste fees, streetlight charges, prior arrears, processing fees or every line item on the statement. Always use the amount calculated by the official account.
What happens after November 30?
The Tax Commissioner’s main 2026 property page describes interest after November 30 and a later one-time penalty. However, another county deadline page contains different wording about the last interest-free day and penalty-accrual dates.
The county’s deadline information also distinguishes ordinary real estate taxes from mobile-home tax deadlines. Do not apply the annual real-estate due date automatically to a separately classified mobile home or another tax account.
Adopted rates
Augusta GA Property Tax Millage Rates for 2026
Richmond County’s 2026 property-tax rate depends on the property’s tax district. The Tax Commissioner publishes four net millage rates.
| 2026 tax district | Adopted net rate | Illustrative tax per $100,000 taxable assessment |
|---|---|---|
| 001 — Urban | 28.284 mills | $2,828.40 |
| 002 — County with fire | 26.280 mills | $2,628.00 |
| 003 — Hephzibah | 24.939 mills | $2,493.90 |
| 004 — Blythe with fire | 26.839 mills | $2,683.90 |
These amounts are calculated on taxable assessed value, not on a property’s market value or sale price. They exclude account-specific fees, applicable exemption calculations, and any separate charges.
2026 versus 2025 county millage
The Augusta Commission approved its 2026 county-government millage rates on September 18, 2026. The countywide net maintenance and operations component fell from 6.277 mills in 2025 to 6.193 mills in 2026.
That does not mean every homeowner’s total property tax bill decreased. Changes in assessed value, exemptions, school taxes and the specific tax district can affect the final amount.
Tax district 001, 002, 003 and 004 rates published by the Tax Commissioner.
How to find your tax district
- Open the 2026 tax bill in the official tax portal.
- Review its tax district or jurisdiction field.
- Compare that district with the four rates above.
- If the district is not clear, contact the Tax Commissioner with the map/parcel number.
- Do not select the Urban rate merely because the mailing address says Augusta.

Understanding the 2026 annual assessment notice
Richmond County real estate and personal property annual assessment notices were scheduled for mailing on June 29, 2026.
Due to Georgia Senate Bill 566, the 2026 notice format changed. It contains an Estimated Tax Savings section instead of the earlier presentation of estimated tax information.
The notice is not a tax invoice. Its primary role is to communicate the assessment and available appeal rights.

Lower qualifying property taxes
Augusta Homestead Exemption and the New Floating Exemption
Augusta-Richmond County offers homestead exemptions for qualifying homeowners who occupy their property as a primary residence and satisfy applicable eligibility rules.
The county also introduced a local floating homestead exemption affecting 2026 tax bills, following approval by voters in 2025.
What does the floating homestead exemption do?
The local floating exemption is intended to reduce the effect of qualifying increases in assessed value on the consolidated-government portion of property taxes.
In simplified terms, it compares a current assessed value with a legally adjusted base-year amount to determine an eligible exemption for specified local levies.
It does not automatically freeze the entire property tax bill. School taxes, debt-service levies, fees, changes in ownership or other rules can still affect the final amount.
Who may qualify for homestead?
- Owners who occupy the qualifying property as of the relevant January 1 date.
- Applicants who meet state and local residency requirements.
- Owners not claiming another homestead exemption on another property, subject to applicable legal rules.
- Qualifying senior homeowners or other eligible taxpayers under specific exemption programs.
- Applicants who complete the appropriate filing and documentation requirements.
How to apply
- Open the Richmond County Homestead Exemptions page.
- Review the exemption explanation and chart for the appropriate year.
- Select the linked homestead application.
- Determine whether you qualify for the standard exemption or a special senior, disability or other program.
- Complete the required identity, ownership and residency information.
- Prepare supporting documents requested for the particular exemption.
- Submit through the accepted county method.
- Retain your filing confirmation and check the assessment or future tax bill for the approved exemption.
Filing deadlines
The Tax Commissioner identifies April 1 as the ordinary homestead filing deadline, while also describing an extended window through the end of the 45-day annual assessment appeal period for qualifying current-year applications.
For 2026 notices mailed June 29, that deadline was August 13, 2026. The county’s deadline page identifies August 13, 2027 as the corresponding upcoming deadline for 2027 applications.
Does an existing homestead exemption renew?
Generally, an approved exemption renews while qualifying conditions continue. However, changes in ownership, names or deeds, or a request for a different exemption can require a new filing.
The county specifically says refinancing alone does not change the current homestead exemption.
Challenge assessed value
How to Appeal an Augusta Property Tax Assessment
You may appeal an assessment if you believe the property’s value, uniformity, taxability, exemption decision or applicable covenant treatment is incorrect under Georgia’s assessment appeal rules.
The Richmond County Board of Assessors mailed its 2026 notices on June 29. The 2026 annual appeal deadline was August 13, 2026, which has passed.
Steps for the next applicable assessment appeal
- Find the assessment notice or the property’s official appraisal record.
- Check the notice’s mailing date and filing deadline.
- Review market value, property details, exemptions and the specific disputed issue.
- Collect evidence such as comparable sales, photographs, appraisal reports or documents supporting an exemption dispute.
- Open the Board of Assessors Appeals page.
- Use the Property Search link to access online appeals when the filing window is open, or obtain the Georgia PT-311A appeal form.
- Identify the grounds of appeal and provide the required property information.
- Submit using the accepted online, mail, email or in-person method for the applicable notice.
- Retain proof of submission and follow the notice of review or hearing.
What happens after filing?
The Board of Assessors reviews the appeal and notifies the taxpayer of its decision. If the dispute is not resolved, the appeal may proceed through the appropriate Board of Equalization, hearing officer or arbitration process under Georgia law.
Further appeal to Superior Court may be available under the applicable statutory rules and deadlines.

Buying, selling and escrow
Augusta Property Taxes After Buying or Selling a House
In Georgia, the January 1 owner-of-record date matters for property taxes. If you bought a home later in the year, the tax bill may still identify the prior owner or an older assessment record.
The Tax Commissioner explains that buyer and seller responsibility may be addressed through a purchase agreement or closing documents. Such arrangements do not necessarily change the county’s public ownership or billing records immediately.
Checklist after closing
- Save your final closing statement and deed-related documents.
- Locate the Richmond County parcel through the Board of Assessors.
- Search the current tax account through Government Window.
- Confirm whether the 2026 bill is paid, unpaid or included in mortgage escrow.
- Compare any closing proration with the actual bill.
- Check whether the property’s current homestead exemption is valid for you after the ownership change.
- Contact the Tax Commissioner if owner information, mailing details or payments are unclear.
- Budget for any future reassessment, different exemption status or changed tax district.
What if the mortgage company pays taxes?
The county makes tax information available to mortgage companies, but says the property owner remains responsible for ensuring payment.
Review your lender’s escrow activity and the county’s live payment record. This is especially important when mortgage servicing has recently transferred to another company.

What if a property is listed for tax sale?
The Tax Commissioner publishes separate judicial and non-judicial tax-sale resources, with different redemption rules. A current account-specific tax sale notice requires immediate attention.
For example, the county’s tax-sale information identifies November 3, 2026 as the next published sale date. This does not mean every delinquent parcel is included in that sale.
Contact the office for the parcel’s exact status before assuming an ordinary online payment will stop a tax-sale proceeding.
