03 / PAYMENT

How to Pay Canton Township Property Tax Online

Canton Township uses an authorized electronic payment arrangement with InvoiceCloud. The Township’s payment instructions direct property owners through its online tax account service.

You can make a one-time payment without creating an InvoiceCloud account once the property is located, or register for account features such as payment history and automatic payments.

Step-by-step online payment process

  1. Open the official Canton payment webpage. Choose the payment button above to reach the Township’s own instructions.
  2. Select Pay Your Tax Bill Online Here. The Township links to its BS&A tax payment account system.
  3. Find your property account. Use the parcel number or available tax-record lookup fields.
  4. Open the matching tax record. Check that Canton Township, Wayne County, the address and parcel number are correct.
  5. Choose the applicable payment. The tax payment workflow uses a seasonal payment action such as Pay Summer Taxes or Pay Winter Taxes, as applicable.
  6. Verify the amount due. Confirm whether the account includes late interest or another adjustment. Review any payment already recorded.
  7. Select a payment method. The Township’s InvoiceCloud information lists electronic checks, major cards and supported digital payment methods.
  8. Review the convenience fee. The final amount may include a card-processing fee. Check the payment screen before authorizing.
  9. Submit payment and save the receipt. Record the confirmation number and retain the payment receipt.
  10. Verify the payment later. The transaction may not appear immediately in the property tax record. Avoid paying twice while a transaction is being processed.

Electronic check / ACH No service fee Check the routing and account numbers carefully.
Credit or debit card 2.85% Confirm the complete charge before submitting.
Supported digital wallet Check checkout The payment page lists options such as PayPal, Venmo, Apple Pay and Google Pay.
Fee difference between Township pages: Canton’s dedicated InvoiceCloud payment page lists a 2.85% card fee, but its general Property Taxes page contains older-looking fee language showing a different card fee structure. Because the two pages differ, the payment processor’s current checkout disclosure controls what you should expect before approving a transaction.

How to set up automatic payments

Canton Township permits registered InvoiceCloud users to access additional payment features. If you register for automatic payments, schedule both Summer and Winter; the Township specifically warns that the two seasons must be configured.

To register, follow the Township’s Register with InvoiceCloud link and have your parcel number ready. Do not assume that enrolling for one season automatically covers the other.

04 / TAX CALENDAR

Canton Property Tax Due Dates: Summer 2026 and Winter 2026–2027

Canton Township mails property taxes twice a year. Summer statements are generally issued July 1, and winter statements December 1. These are separate tax bills rather than a single statewide property tax installment.

SUMMER 2026 September 14, 2026

Regular payment deadline has passed.

WINTER 2026 February 2027

Normally due February 14, subject to weekend and holiday handling.

Important winter 2026 deadline detail

February 14, 2027 falls on a Sunday. The Township’s general rule extends a weekend due date to the next business day. Monday, February 15 also coincides with Presidents Day, when the Canton administration has observed a holiday in previous years.

Because the Township has not yet published an account-specific winter 2026 statement confirming the adjusted closing date, do not assume February 15 is the final accepted deadline. Verify the date printed on the winter tax bill or ask the Treasurer before the billing period.

Canton Summer Tax Interest Schedule

Late Payment Period Interest Listed by Canton
September 15–30 1%
October 1–30 2%
November 1–30 3%
December 1–31 4%
January 1–31 5%
February 1–14 6%

Canton also describes a 3% penalty after the winter payment deadline under its collection rules. Different charges apply once taxes become delinquent and move to Wayne County.

Final Township collection cutoff: Canton states that it does not accept real-property tax payments after February 28. Once taxes transfer to the Wayne County Treasurer, use the county’s delinquent-tax system rather than trying to pay the old bill through the Township.

Canton Township 2026 Property Tax Rates by School District

Canton has published a 2026 Tax Rates chart showing summer millage, estimated winter millage and total millage by school district and property class.

For residential real estate, a critical distinction is whether the property qualifies for Michigan’s Principal Residence Exemption (PRE).

2026 Principal Residence Exemption Rates

School District Summer 2026 Mills Estimated Winter Mills Published Combined Mills
Plymouth-Canton (C-21) 17.8043 21.7164 39.5207
Wayne-Westland (C-18) 16.9810 24.9040 41.8850
Van Buren (C-22) 16.2482 24.9040 41.1522

2026 Non-Principal Residence Rates

School District Summer 2026 Mills Estimated Winter Mills Published Combined Mills
Plymouth-Canton 35.8043 21.7164 57.5207
Wayne-Westland 34.9810 24.9040 59.8850
Van Buren 34.2482 24.9040 59.1522

What does a mill mean?

In Michigan property taxation, one mill equals $1 in tax for every $1,000 of taxable value. For example, 40 mills on $200,000 of taxable value produces $8,000 in millage-based tax before other charges.

PROPERTY TAX FORMULA Taxable Value × Millage ÷ 1,000

Use the actual property’s taxable value, not automatically the sale price or one-half of today’s market value.

Why do non-homestead properties pay more?

Canton Township’s 2026 chart shows 18 additional summer mills for non-PRE real property in each of the three listed school districts. This is the local school operating levy from which a qualifying principal residence is exempt.

For a property with $200,000 taxable value, 18 mills equals an illustrative $3,600 difference annually, before any other adjustments.

06 / TAX ESTIMATOR

Calculate Your Canton Property Tax Using Actual 2026 Millage

Use the calculator below to estimate Canton Township’s millage-based real estate tax. Unlike a generic Michigan percentage calculator, it uses the Township’s published 2026 summer rates and estimated winter rates.

2026 Canton Property Tax Estimator Summer + estimated winter

Summer 2026 Tax $3,560.86 17.8043 mills
Estimated Winter Tax $4,343.28 21.7164 mills
Estimated Annual Total $7,904.14 Before administration fee and other adjustments

Combined millage: 39.5207

Optional illustrated rubbish fee: $0.00

Monthly planning equivalent: $658.68

Difference attributable to 18 school-operating mills: $3,600.00

This calculator applies published residential real-property millage to the taxable value you enter. Winter 2026 millage is estimated, not final. The Township’s own calculator uses a $195 solid-waste fee assumption; the optional fee above is illustrative rather than a guarantee of a charge on every property. This calculator excludes the 1% administration fee and property-specific special assessments, credits, interest, penalties and adjustments. It also does not calculate a future taxable value after a property transfer. Your official tax statement determines the amount due.

Worked Example: $200,000 Taxable Value

Suppose a property is a qualifying principal residence in the Plymouth-Canton school district with a taxable value of $200,000. Applying the published 2026 rate chart:

Calculation Result
$200,000 × 17.8043 ÷ 1,000 $3,560.86 summer tax
$200,000 × 21.7164 ÷ 1,000 $4,343.28 estimated winter tax
Summer + winter $7,904.14
Illustrative addition of $195 rubbish fee $8,099.14, before administration and other adjustments

Use Canton’s Official Property Tax Calculator

Canton Township also maintains its own property tax calculator for summer, winter or total taxes. It supports the Plymouth-Canton, Wayne-Westland and Van Buren school districts.

  1. Open the official Township Property Tax Calculator.
  2. Select Summer, Winter or Total.
  3. Choose your property’s actual school district.
  4. Enter the current taxable value shown on the assessment notice or parcel record.
  5. Click Calculate and review the estimate.
Official calculator limitation: Canton says its calculator assumes an owner-occupied principal residence, includes an illustrative $195 rubbish fee, and excludes the 1% administration fee and special assessments. New homeowners are advised to contact the Treasurer because the future taxable value may change.

07 / YOUR TAX BILL

What Is Included in a Canton Township Property Tax Bill?

A Canton property tax bill is more than one percentage of home value. It combines taxes for different government services and may include fees or assessments.

2026 Summer Bill: Selected Tax Components

Bill Component 2026 Rate or Treatment What It Supports
State Education Tax 6.0000 mills Michigan state education funding
School Debt — Plymouth-Canton 4.0000 mills Applicable school debt obligations
School Debt — Wayne-Westland 4.4800 mills Applicable school debt obligations
School Sinking Fund — Wayne-Westland 0.9667 mills Qualifying school capital purposes
School Debt — Van Buren 2.9800 mills Applicable school debt obligations
School Sinking Fund — Van Buren 1.7339 mills Qualifying school capital purposes
School Operating 18 mills if non-PRE; generally exempt for qualifying principal residences School operating purposes
Schoolcraft College 2.2700 mills, Plymouth-Canton only Community college services
Wayne County 5.5343 mills County operating services
Summer Administration Fee 1% on applicable summer millage-based taxes Tax assessment and collection administration

The detailed summer entries above are from Canton’s 2026 summer tax statement explanation. Only the school district components applicable to your property should appear on your bill.

Winter Tax Bill: Local Services and County Charges

The Township’s detailed published winter tax explanation currently describes the 2025 winter tax statement. It includes such categories as:

Wayne RESA / intermediate school services
Wayne County millage and jail funding
Canton Township general operations
Canton Police and Fire services
Canton Public Library
Canton Township road funding
Applicable regional parks and cultural authorities
Applicable community college
Tax administration fee
Rubbish collection and special assessments

For the 2026 winter amount, use the Township’s published estimated rate chart, then review the final winter statement once issued. Do not substitute an individual 2025 line-item rate for a 2026 levy without checking that it remains applicable.

Why the tax statement may exceed the calculator result

  • The calculated winter portion was estimated before final billing.
  • The tax administration fee was not included in the simplified calculation.
  • The property may have a rubbish or service-related charge.
  • Special assessments can be added separately.
  • Payments, corrections or charges may alter the balance.
  • Interest or penalties may apply to an overdue installment.
  • Your taxable value may differ from a previous owner’s taxable value.
08 / PROPERTY VALUATION

Assessed Value vs. State Equalized Value vs. Taxable Value

Michigan distinguishes among a property’s assessed value, state equalized value (SEV) and taxable value. Understanding these figures can prevent a major calculation error.

Assessed Value

The assessor generally establishes assessed value using Michigan’s assessment standards, commonly reflecting approximately half of the property’s estimated true cash value.

State Equalized Value (SEV)

The assessed value after the applicable county and state equalization process. SEV is not necessarily the same as the taxable value.

Taxable Value

The value to which property tax millage is generally applied. It may be limited by Michigan’s taxable-value growth rules until a transfer or other statutory uncapping event occurs.

Why market value and taxable value may differ

A longtime owner may have a taxable value substantially below SEV because Michigan generally limits annual taxable-value increases to the lesser of inflation or 5%, plus qualifying additions and minus losses, while the ownership remains subject to those protections.

A transfer of ownership can uncap taxable value in the following tax year under applicable law. That is why a buyer should not automatically use the seller’s old property tax bill as a prediction of future taxes.

Homebuyers: If a house is advertised with a property tax amount based on the previous owner’s capped taxable value, the bill after transfer may be significantly different. Review SEV, taxable value and transfer rules before deciding what you can afford.
09 / TAX RELIEF

Canton Property Tax Exemptions, Credits and Deferrals

1. Principal Residence Exemption (PRE)

Michigan’s PRE removes up to 18 mills of local school operating tax from a qualifying owner’s principal residence. In Canton, the published real-property chart shows this distinction clearly in the summer rates.

This is not the same as the Michigan Homestead Property Tax Credit claimed through qualifying income tax returns. The two programs have different eligibility and application processes.

How to apply for PRE

  1. Confirm you own and occupy the property as your principal residence. A second home or ordinary rental property generally does not qualify.
  2. Open Michigan’s Form 2368. Principal Residence Exemption Affidavit ↗
  3. Complete the owner and property sections. Include the correct parcel number and principal-residence information.
  4. Submit the affidavit to Canton’s Assessor. The Michigan Department of Treasury does not receive this as an ordinary local PRE application.
  5. Review the filing timing. Michigan recognizes June 1 for the summer levy and November 1 for the winter levy. In Canton, the relevant 18-mill school operating tax appears on summer bills, so late-year filing does not automatically remove an already billed summer school operating charge.
  6. Check the parcel’s PRE status. Reopen the assessment record and contact the Assessor if the record does not show the expected exemption.

Michigan also allows qualifying retroactive PRE claims under specific rules. The state says an assessor may grant an otherwise eligible missed exemption for the current year and previous three calendar years when the required conditions are met. Contact Canton’s Assessor if you believe an exemption was incorrectly omitted.

2. Summer Tax Deferral

Canton Township describes a summer tax deferral program for qualifying seniors, disabled persons, veterans and other eligible individuals.

Its published local eligibility instructions identify an annual household income limit of $40,000 and additional qualifying conditions, such as age 62 or older or certain disability or veteran categories.

A qualifying summer deferral allows payment without the ordinary seasonal penalty and interest until the relevant February deadline.

Canton says the deferral must be applied for each tax season and its summer application must be filed before September 14. The regular 2026 summer application period has passed as of this review.

3. Poverty or Hardship Exemption

Canton publishes a specific 2026 poverty exemption application and asset test. This program considers qualifying financial hardship and is reviewed through the local assessment process.

Applicants must follow the current 2026 documentation and Board of Review submission instructions. The official application requires detailed household financial records, and incomplete submissions may be denied.

The 2026 guidance says the application must be received at least one day before the last applicable Board of Review session. Do not rely on historical income limits printed on older Township exemption pages.

Open 2026 Poverty Exemption Requirements ↗

4. Disabled Veterans Property Tax Exemption

Michigan law provides a real property exemption for certain qualifying disabled veterans and eligible surviving spouses. Qualification involves specific statutory requirements and supporting documentation.

Canton lists the Michigan Disabled Veterans Exemption affidavit, Form 5107, through its Assessor resources. Contact the office before submitting to confirm the current filing process and documentation.

5. Michigan Homestead Property Tax Credit

This is a separate state income-tax credit potentially available to qualifying homeowners or renters. Unlike the Principal Residence Exemption, it is not simply the removal of 18 school operating mills from a local property tax bill.

New Canton Homeowners: Forms and Tax Changes After Closing

Buying a home in Canton requires more than changing the mailing address on a tax account. Certain Michigan property forms have deadlines after the ownership transfer.

Form or Action Why It Matters Timing
Property Transfer Affidavit Reports the property ownership transfer to local assessing officials. Generally within 45 days after transfer
PRE Affidavit Claims eligible principal residence status. Relevant June 1 and November 1 filing dates
Rescind PRE Reports that an old property is no longer the owner’s qualifying principal residence. Generally within 90 days under Michigan law
Review taxable-value uncapping Helps prevent using the seller’s capped tax bill as your future tax estimate. Before and after closing

What buyers should do immediately after closing

  1. Find the property parcel number and verify the ownership record.
  2. Check whether the Property Transfer Affidavit was filed.
  3. File a PRE Affidavit if the property is your qualifying principal residence.
  4. Ask the Assessor how the taxable value may change for the following tax year.
  5. Confirm the tax mailing address and whether your mortgage lender handles tax escrow.
  6. Compare the closing tax proration with the actual outstanding Township or Wayne County balance.
Official Canton New Homeowner Guide ↗

An exception or conditional rescission may apply in particular circumstances where a former principal residence remains for sale and satisfies Michigan’s requirements. Review Michigan Form 4640 with the Assessor rather than claiming two ordinary exemptions.

11 / DISPUTE A VALUE

How to Appeal a Canton Township Property Assessment

If you believe the Assessor’s property valuation is incorrect, the appropriate process is generally the Township’s March Board of Review—not a complaint to the tax payment processor.

How Canton’s assessment review works

  1. Get your assessment notice. Canton says assessment notices are normally mailed in late February.
  2. Compare the property information. Review value, square footage, property classification and other assessment details.
  3. Collect relevant evidence. Use suitable comparable sales, appraisal information or evidence of factual property-record errors.
  4. Complete the Board of Review petition. Canton requires the appropriate Michigan Form L-4035 before a qualifying assessment hearing.
  5. Follow the Township’s hearing schedule. Call the Assessor to determine the available appointment or written-appeal procedure.
  6. Submit before the applicable deadline. Keep a record of the filing and supporting material.
  7. Review the decision and appeal rights. Additional state review or appeal procedures may be available depending on the issue and property classification.
2026 appeal deadline has passed: Canton’s March 2026 Board of Review meetings were March 10–12. The Township required written appeals to be received by 9:00 PM on March 12, 2026. It did not accept emailed letter appeals or rely on postal postmarks for that deadline. Ask the Assessor about any remaining statutory correction or appeal option instead of assuming an ordinary late March appeal can still be filed.

Where to Pay Delinquent Canton Property Taxes

This is one of the most important distinctions for Canton Township property owners: current taxes and transferred delinquent real property taxes are not collected through the same office.

Once unpaid real property taxes transfer to the Wayne County Treasurer following the local collection period, use the county’s delinquent-tax system.

CURRENT BILL Canton Township Treasurer

TRANSFERRED DELINQUENCY Wayne County Treasurer

Older unpaid real property taxes after transfer.

Look up delinquent taxes on Wayne County’s website

  1. Open the Wayne County Treasurer Property Tax Listing System .
  2. Choose Property Address or Parcel ID search.
  3. For address search, enter the street number and street name. Select Canton Twp as the municipality if the form requests or offers it.
  4. For Parcel ID search, enter the full parcel identifier without spaces or dashes, following the system’s instructions for communities outside Detroit.
  5. Choose the correct result and review the delinquent years, tax balance, interest, charges and payment options.
  6. If a payment option is available, review the final amount and processor fee before paying.

Wayne County Delinquent Payment Methods

Wayne County’s payment information lists online electronic bank payments and cards, in addition to other payment methods. Its published payment-options page lists no ACH service fee and a 2.49% card service fee, subject to current checkout terms. These are county delinquency payment terms, not Canton’s ordinary current-tax fees.

Can you get a delinquent tax payment plan?

Wayne County offers payment-plan arrangements for qualifying property owners. If the account is already delinquent, use Wayne County’s own eligibility and application process.

  1. Open the Wayne County Treasurer website.
  2. Select the Payment Plans section.
  3. Find the eligibility and online application link.
  4. Search the property by address or parcel ID.
  5. Review the available plan and terms for that account.

Foreclosure risk: Unpaid property taxes can eventually lead to forfeiture and foreclosure. Wayne County explains that forfeiture and foreclosure are separate stages, and added interest, fees and deadlines can apply. If you have received a forfeiture or foreclosure notice, check the case-specific county instructions immediately rather than relying on a general timeline.
