Vancouver Property Tax: Pay Online, Find Your Bill & Calculate 2026 Taxes
To pay Vancouver property tax, find your 12-digit folio number on your tax notice, add the City of Vancouver as a property tax payee in your Canadian online banking account, and pay the amount shown on your current tax bill.
If you do not know your balance, use the City’s online Revenue Services account. If you want to calculate an estimate, Vancouver’s published 2026 residential tax rate is C$3.36394 for every C$1,000 of net taxable property value.
This guide is specifically for the City of Vancouver, British Columbia. The City of Vancouver, Washington, and neighbouring BC municipalities such as Burnaby, Richmond, Surrey and West Vancouver have different property tax administrations.
Where Should You Start?
Vancouver has separate systems for property tax accounts, property assessments, home owner grants and vacant-home declarations. Choose the correct service before entering personal information.
Find My Tax Balance
Access the City of Vancouver Revenue Services portal to review a property tax notice or outstanding account balance.
Tax account instructions →Pay My Property Tax
Use online banking with the correct Vancouver property tax payee and the property’s 12-digit folio number.
Payment instructions →Check My Assessment
Search BC Assessment by address or roll number to find the property’s assessed value and compare nearby properties.
Assessment lookup →Claim a Home Owner Grant
Eligible principal-residence owners may claim a provincial grant that reduces the property tax they must pay.
Eligibility and steps →How to Look Up Vancouver Property Tax Online
The City of Vancouver provides online access to property tax balances and notices through its Revenue Services system.
The City sends an advance tax notice in late November and a main property tax notice in June. Owners can register for online services and access electronic notice information.

Step-by-Step Tax Balance Lookup
- Open the City’s property tax notice page. Use the official City of Vancouver website linked above.
- Select the account login. Find the Access your property tax account section and choose Log in to your account.
- Register if necessary. If you do not have an account, follow the registration process for the City Revenue Services online system.
- Locate your access code. The City says the code needed to set up online access is printed on your property tax notice.
- Open the relevant property account. Check that the property address or folio corresponds to the property you own.
- Review notices and balances. Look for the advance and main tax notices, outstanding taxes and account details available within your account.
- Save the notice. Download or print a copy if the portal provides that option, and keep the folio number available for banking payments.
Can You Search Vancouver Property Tax by Address?
There are two different questions people mean when searching by an address.
Find the Assessed Value
Use BC Assessment’s public Assessment Search. You can enter a street address to find the property’s assessed value and other available property information.
Search Property Assessment ↗Find the Actual Tax Balance
Use Vancouver Revenue Services. A current tax balance is account-specific and should not be inferred from the public assessed value alone.
Access City Tax Account ↗Where to Find Your Vancouver Property Tax Folio Number
Vancouver’s online banking payments use a 12-digit property tax folio number. It is printed near the top of your property tax notice.
The folio number is tied to the property, not permanently to an individual owner. If you buy or sell a property, review the folio stored in your banking payment records.
12-digit City property tax identifier used for municipal tax payments.
Used for property assessment records and provincial grant applications.
Used when registering for certain Vancouver online property services.
Separate 8-digit identifier used for Empty Homes Tax payments.
How to Pay Vancouver Property Tax Online
Vancouver’s standard online property tax payment method is online banking through a Canadian bank or credit union.
Unlike some other municipalities, the City of Vancouver does not accept ordinary property tax payments by credit card or wire transfer.
Online Banking: Exact Payment Steps
- Find your folio number. Locate the 12-digit property tax folio near the top of your City tax notice.
- Sign in to your bank. Open the official online banking app or website of your Canadian bank or credit union.
- Find bill payments. Choose the bank’s Pay Bills, Bill Payments or equivalent feature.
- Add a bill payee. Search for the City of Vancouver property tax payee. Exact wording varies by bank.
- Select the property tax payee. Do not select a City utility, vacancy tax or other municipal payment account.
- Enter the 12-digit folio. Include dashes if accepted by the bank. If the bank does not allow dashes, enter the digits without them.
- Enter your payment amount. Use the actual unpaid amount on your current City account or tax notice, allowing for grants, prior payments and applicable charges.
- Check the bank’s processing cutoff. A payment submitted after cutoff may not be posted until the next business day. The bank’s posting date is important for City tax-payment deadlines.
- Submit and retain confirmation. Save the banking receipt or confirmation and review the City’s account after the payment has processed.

Bring your tax notice and payment stub if requested.

Revenue Services accepts qualifying in-person payments including debit, cash, cheque, bank draft and money order.

Pay Through Mortgage Escrow
Your mortgage lender may pay municipal property taxes on your behalf.
Confirm the lender’s responsibilities, tax installments and whether you still need to pay or claim a grant yourself.
Vancouver Property Tax Due Dates for 2026
Unlike municipalities with one annual payment, the City of Vancouver issues an advance tax notice and a main tax notice.
Advance property tax installment
Main property tax balance
Apply by this date to avoid late grant-related penalties
How Is the Advance Tax Calculated?
According to the City, the advance tax is 50% of the previous year’s total property taxes after subtracting any grant amounts, rounded to the nearest dollar.
The main notice calculates the year’s final tax levy and shows the remaining taxes due, taking relevant earlier amounts into account.
What Happens If You Pay Late?
Vancouver’s published schedule provides a 5% penalty on unpaid advance or main property taxes after the relevant deadline.
The City also reports that unpaid prior-year balances can become tax arrears and accrue interest. Its 2026 deadline page identifies an 8.95% interest rate on 2025 balances transferred into arrears effective January 1, 2026.
Do not assume that 8.95% is a universal rate for every year or balance. Review the current account and applicable City notice.

See All Official Vancouver Property Tax Rates ↗Does Higher Assessed Value Always Mean Higher Tax?
Not by the same percentage. Municipal property tax rates reflect the tax base and annual revenue requirements. Vancouver also provides targeted land assessment averaging for eligible properties.
Compare your property’s valuation change with the applicable taxable rate and adjustments instead of assuming a 10% value increase means exactly a 10% increase in your final bill.
Vancouver Property Tax Calculator — 2026
Enter an assessed or applicable net taxable value to estimate the standard residential or business tax using the City’s published 2026 rates.
For an eligible residential property, the calculator can also illustrate the provincial home owner grant and the 2026 additional school tax on high-value residences.
Example: Vancouver Home Worth C$1.2 Million
In this example, the formula is: C$1,200,000 ÷ 1,000 × 3.36394. The example excludes utility fees, other assessments, penalties and additional charges.
Calculating Advance and Main Payments
You cannot reliably divide the new annual tax estimate in half to reproduce the City’s actual notices.
Vancouver’s advance notice is generally calculated from the previous year’s taxes after applicable grant amounts, while the main notice accounts for the current year’s finalized tax levy and remaining amounts.
For payment planning, use the advance amount printed on your advance notice and the current balance on the main notice.
Vancouver Home Owner Grant: 2026 Eligibility and How to Apply
The BC Home Owner Grant can reduce property tax payable on an eligible principal residence. It is administered by the Government of British Columbia, not by the City of Vancouver.
Maximum basic grant for qualifying Metro Vancouver principal residences.
Maximum total grant for qualifying seniors and certain other eligible owners.
Assessed or qualifying partitioned property value for the full grant.
Who May Qualify?
The provincial program generally requires an applicant to be a registered owner, a Canadian citizen or permanent resident, living in BC and occupying the home as their principal residence.
Some circumstances have separate rules, including a deceased owner’s spouse or relative, temporary absence, multiple residences on one parcel and qualifying disability or veteran situations.
How the Grant Changes Above C$2.075 Million
For 2026, the grant is reduced by C$5 for each C$1,000 of assessed or partitioned property value above C$2,075,000.
| Illustrative Assessed Value | Basic Grant | Additional Grant |
|---|---|---|
| C$1,500,000 | C$570 | C$845 |
| C$2,075,000 | C$570 | C$845 |
| C$2,100,000 | C$445 | C$720 |
| C$2,150,000 | C$195 | C$470 |
| C$2,189,000 | C$0 | C$275 |
| C$2,244,000 | C$0 | C$0 |
Illustrations assume full program eligibility apart from the value threshold. Grant amounts may also be limited by minimum property tax requirements and other program rules.
How to Apply for the BC Home Owner Grant
- Open the provincial application page. Visit the BC government’s official Home Owner Grant application resource.
- Select the online application. Follow the Province’s Apply now link to the secure filing service.
- Find the jurisdiction and roll number. Use the numbers printed on your BC Assessment notice or property tax notice.
- Confirm the property. Enter the identification details requested by the system and verify the address.
- Choose the applicable grant category. Select the basic grant or appropriate additional grant category if eligible.
- Provide the required owner details. Complete the provincial application, including the identification details securely requested by the government.
- Submit and save your confirmation. Keep the application confirmation number for status checks.
- Review your tax account. Confirm the grant was applied as expected and pay any balance you still owe.
Do You Claim the Grant Every Year?
Yes. You must apply annually. The grant is not automatically claimed simply because you received it in an earlier year.
This remains true if property taxes are paid by your mortgage provider or through an approved tax deferment program.
How to Read Your Vancouver Property Tax Notice
A Vancouver tax notice combines municipal taxation with charges from other taxing authorities and, for applicable properties, flat-rate utility charges.
| Notice Item | What You Should Understand |
|---|---|
| Folio Number | Property identifier used for City tax payments. |
| Taxable Value | Value used for the relevant class tax calculation. |
| General Purpose Tax | Tax levy supporting municipal services. |
| School Tax | Provincial education-related property tax levy. |
| TransLink Levy | Regional transportation-related taxation. |
| Metro Vancouver Levy | Regional taxation charged through the property tax system. |
| BC Assessment / MFA | Charges for these provincial and municipal-finance entities. |
| Flat-Rate Utilities | Water, sewer or solid-waste-related charges, where applicable. |
| Home Owner Grant | Provincial grant reducing eligible property taxes. |
| Advance Payment | Advance taxes paid or credited toward the annual balance. |
| Amount Due | Remaining amount shown for the current notice, including applicable adjustments. |
Why the City’s Bill Can Exceed a Tax Calculator Estimate
A residential rate calculation estimates only the applicable standard property tax components. Vancouver’s bill may include:
- Flat-rate utility charges for qualifying properties.
- Local improvement charges or special assessments.
- Additional school tax on high-value residential property.
- Property-specific land averaging or other adjustments.
- Unpaid previous-year balances, interest or penalties.
- Changes in the home owner grant applied.
How to Find or Appeal Your Vancouver Property Assessment
BC Assessment determines assessed property values. The City of Vancouver uses applicable values from the assessment roll to calculate tax charges.
The 2026 assessments were released January 2, 2026 and generally reflect market value as of July 1, 2025.
Find Your Property’s Assessed Value
- Open BC Assessment’s official Assessment Search service.
- Use the address search box or another available identifier, such as the roll number or PID.
- Select the matching Vancouver property. Be careful with unit numbers and similarly named streets.
- Review the property’s current assessed value and the land and improvement information displayed.
- Use the available comparison and map information to understand similar nearby property values.
What If You Disagree With the Assessment?
A property owner can question an assessment based on matters such as valuation, property description or classification. The usual first step is discussing the concern with BC Assessment.
If unresolved, the formal first-level appeal goes to the Property Assessment Review Panel.
Check the official instructions for the next assessment year rather than attempting to use the expired 2026 filing dates.

Can You Defer Vancouver Property Taxes?
British Columbia operates a provincial property tax deferment program for eligible homeowners.
It is a loan program, not a cancellation or forgiveness of property tax. When approved, the Province pays eligible current-year taxes on the owner’s behalf and places a restrictive lien on the property.
Who May Qualify?
Homeowners who meet the regular program’s eligibility rules.
Qualifying surviving spouses regardless of age.
Eligible owners who satisfy the provincial disability criteria.
Qualifying homeowners supporting eligible dependent children.
How to Apply for Property Tax Deferment
- Open the provincial Property Tax Deferment Program.
- Check the appropriate eligibility category.
- Review the current interest and administrative fee terms.
- Prepare the property’s jurisdiction and roll numbers.
- Complete the provincial online application.
- Obtain any required agreement from other registered owners.
- Save your confirmation and monitor the application status.
- Continue to claim an eligible home owner grant separately each year.
Prior-year unpaid property taxes, penalties and interest cannot simply be deferred through this program. Vancouver Empty Homes Tax is also outside the program.
BC Property Tax Deferment Program ↗Vancouver Monthly Property Tax Payment Plan
Vancouver’s Tax Instalment Prepayment Plan, or TIPP, lets eligible owners prepay property taxes through scheduled bank-account withdrawals.
This can reduce the need to make one large payment from personal savings when a tax notice arrives.
How TIPP Works
The City offers a monthly-and-balance plan with scheduled withdrawals, including monthly prepayments and additional balance withdrawals when the advance and main taxes become due.
Under the City’s published description, monthly payments are generally scheduled from August through May except February, with no monthly withdrawal in June. The applicable balance withdrawals occur in February and July.
Payment amounts and availability depend on the chosen plan and current rules.
How to Enrol
- Open the City’s TIPP program page.
- Read the available plan options and eligibility rules.
- Check whether mortgage or provincial deferment arrangements affect enrolment.
- Obtain the current application and banking requirements.
- Submit the authorization as instructed.
- Confirm enrolment before assuming your taxes will be withdrawn automatically.
Vancouver Empty Homes Tax vs. Regular Property Tax
Vancouver’s Empty Homes Tax, also called the Vacancy Tax, is separate from the standard municipal property tax bill.
For the 2025 vacancy reference year, Vancouver imposed a 3% Empty Homes Tax on applicable properties declared or deemed vacant, subject to exemptions and program rules.
Published 2026 standard residential combined property tax rate.
Rate applied to qualifying vacant residential property for the 2025 vacancy reference year.
Important Empty Homes Tax Dates
| Event | Date |
|---|---|
| 2025 vacancy reference period | January 1–December 31, 2025 |
| 2025 property status declaration deadline | February 3, 2026 |
| 2025 Empty Homes Tax payment deadline | April 16, 2026 |
How to Make a Vacancy Declaration
- Open Vancouver’s Empty Homes Tax service.
- Select the property status declaration option.
- Enter the folio number and access code requested.
- Provide the applicable occupancy and supporting information.
- Submit your declaration and retain confirmation.
Additional School Tax on High-Value Vancouver Homes
The standard residential tax rate is not always the entire property tax calculation for a high-value property.
For 2026, BC’s additional school tax generally applies to the residential portion of qualifying property value exceeding C$3 million.
| 2026 Assessed Residential Value Portion | Additional School Tax Rate |
|---|---|
| First C$3 million | 0% |
| Above C$3 million up to C$4 million | 0.2% |
| Above C$4 million | 0.4% |
For example, a qualifying C$3.5 million residential property could have an additional school tax calculation of C$500,000 × 0.2% = C$1,000, before any applicable statutory exception or adjustment.
