Fond du Lac County Property Tax Records: Search, Pay, Download Bills and Check Rates

Looking for a Fond du Lac County property tax record? The county’s official online land-records system lets you search by parcel number, property address or owner name, view real estate tax information, find tax bills and check available payment history.

You can also pay eligible real estate property taxes online. But the office responsible for collecting your payment depends on where the property is located—particularly during December and January.

This guide provides the direct government links, exact lookup instructions, payment fees, historical tax records, Wisconsin property tax deadlines, 2025 mill-rate resources, a calculation tool and practical help for assessment or delinquency questions.

New 2026 tax bills payable in 2027 are generally mailed in December 2026. Wisconsin’s standard first-installment date is January 31, followed by July 31 for the second installment, unless an applicable local schedule provides otherwise. Confirm the dates and payment instructions on your actual statement.

Why you might not find a parcel

A property may have an abbreviated recorded address, a different owner name or a newer parcel identification number resulting from a subdivision or parcel split.

Try fewer address characters, remove directional words and verify the county. If the property was recently sold, the search may still display the owner associated with the latest processed recorded document.

For a records correction or technical parcel question, contact the County Land Information Department. For tax amounts and collection questions, contact the County Treasurer.

03 / TAX BILL DOCUMENTS

How to Download or Print Fond du Lac County Property Tax Bills

Fond du Lac County makes duplicate real estate tax bills available online through its property information service. This is useful when a mailed bill was lost or you need a statement for mortgage, refinancing, closing or personal records.

The county says annual property tax bills are generally mailed around the middle of December. Failure to receive a mailed tax bill does not eliminate the obligation to pay.

Download the tax statement

  1. Open the county’s Ascent property-tax search.
  2. Search by parcel number, property address or owner name.
  3. Select the correct property from the results.
  4. Choose Taxes from Select Detail, if that menu is displayed.
  5. Find the Print Tax Bills area above the Tax History section.

04 / HISTORICAL RECORDS AND RECEIPTS

How to Check Fond du Lac County Property Tax Payment History

The county provides property tax payment history and taxes-due information through its land-records database. The history section also allows you to find information by tax year.

Find prior-year payments

  1. Open the official Ascent Real Estate Tax Parcel search.
  2. Find the parcel and select its record.
  3. Open the tax detail and locate History.
  4. Review the tax-year breakdown to determine which years appear paid or unpaid.
  5. Select the relevant Tax Year to see more detailed payment information.
  6. If available, use the payment-history print or receipt feature for the specific record.

The county states that the detailed payment information displayed in this system covers payments made after September 1, 2010. This is an online-display limitation and does not necessarily mean older records never existed.

How to check the payoff amount for a delinquent account

The county’s search instructions describe an option to Change the Payoff Month. This is particularly useful when an older balance may include additional interest and penalties.

  1. Search for the correct parcel.
  2. Go to the tax History section.
  3. Find the area for changing the payoff month.
  4. Enter the requested month and year.
  5. Select Submit.
  6. Review the updated amount shown for the selected period.
  7. Confirm the final payoff with the County Treasurer before sending a time-sensitive payment.

Need a tax receipt for income taxes or other records?

The Treasurer’s official FAQ explains that owners may use the county’s tax-record service to obtain a duplicate receipt. For a receipt requested by mail, include a self-addressed, stamped envelope with the payment.

Save your receipt separately from the billed tax statement. A bill documents an amount assessed; a receipt or posted transaction documents payment.

05 / WHO COLLECTS THE PAYMENT

Where Must You Pay Property Taxes in Fond du Lac County?

This is the most important local distinction. The correct payment office changes depending on the municipality and the stage of tax collection.

COUNTY COLLECTION AGREEMENT

City of Fond du Lac

Parcels beginning FDL

The Fond du Lac County Treasurer collects current real estate property taxes for properties within the City of Fond du Lac.

The county’s online payment service is available throughout the year for eligible City of Fond du Lac accounts.

COUNTY COLLECTION AGREEMENT

Village of North Fond du Lac

Parcels beginning V05

The Fond du Lac County Treasurer also collects property tax payments for the Village of North Fond du Lac.

The county identifies this village as another year-round online payment-service exception.

LOCAL COLLECTION FIRST

Other Cities, Villages and Towns

Local collection during the initial period

For other municipalities, current first-installment payments are generally collected by the appropriate municipal treasurer through January 31.

Use the address and instructions on the property tax payment stub.

COUNTY COLLECTION LATER

Subsequent and Delinquent Payments

County Treasurer

After the January collection period, the County Treasurer receives later real estate tax payments and delinquent real estate taxes for county municipalities.

Check the exact account and collection status before making an overdue payment.

December and January online-payment restriction

Fond du Lac County says its online payment service is not available for parcels in most other municipalities during December and January. The City of Fond du Lac and Village of North Fond du Lac are exceptions because of county collection agreements.

If you live in Ripon, Campbellsport, Oakfield, another village or a rural township, do not assume the county checkout will accept your first payment during that restricted period. Follow the current municipal tax bill instructions.

Which name should appear on the check?

For payments collected by the County Treasurer, make the check payable to Fond du Lac County Treasurer.

For an initial payment handled by a different municipality, follow the payee name printed on that municipality’s tax bill or official collection instructions.

07 / PAYMENT CALENDAR

Fond du Lac County Property Tax Due Dates: 2026 and 2027

Wisconsin’s regular real estate tax schedule provides a full-payment option and an installment option, subject to applicable municipal ordinances.

2025 TAX BILL · PAYABLE 2026 January 31, 2026 Regular first-installment date; passed
2025 TAX BILL · PAYABLE 2026 July 31, 2026 Regular second-installment date; passed
2026 TAX BILL December 2026 Expected mailing period
2026 TAX BILL · PAYABLE 2027 January / July 2027 Verify exact due dates and local payment schedule

What is the regular Wisconsin payment schedule?

Payment Standard Statutory Date Who Normally Collects It Locally?
Full annual real estate tax January 31 County Treasurer for the City of Fond du Lac and North Fond du Lac; otherwise the relevant municipal treasurer during initial collection.
First authorized installment January 31 Same initial collection arrangements.
Second authorized installment July 31 Generally the Fond du Lac County Treasurer.
Special charges or taxes without installment eligibility Generally due in full by January 31 Check the individual bill and municipality.

A calendar date falling on a weekend can create special statutory payment-processing or delinquency-grace rules. That is not a reason to assume the payment date changes automatically. The controlling information is the current bill, applicable Wisconsin law and authorized collector instructions.

What if the January installment was late?

Wisconsin’s property tax rules provide a limited period for receipt of certain installment payments, but missing the requirements can cause the unpaid balance to become delinquent. The county also warns that the installment privilege can be lost.

Do not assume that sending one missed installment restores the payment schedule. Check the account’s current balance and redemption or delinquency status.

Does a missing bill excuse late payment?

No. The City of Fond du Lac cites Wisconsin Statute 74.09(6): failure to receive a tax bill does not remove the property owner’s payment obligation. Use the online duplicate-bill service when a mailed notice does not arrive.

08 / OFFICIAL TAX RATES

Fond du Lac County Property Tax Rates and Mill Rates for 2025–2026

There is no single mill rate for every Fond du Lac County property. The rate depends on the property’s municipality, school district, technical college district and other applicable taxing authorities.

The county publishes a complete 2025 Property Tax Rate Report for taxes payable in 2026. This report includes local tax calculations by town, village, city and school district.

OFFICIAL COUNTY RATE REPORT 2025 Mill Rates — Payable in 2026 Rates by municipality and school district
View 2025 Mill Rates ↗

How to identify your exact property tax rate

  1. Locate your parcel.

Open the county’s official Ascent records database and find the relevant property.

  2. Find its municipality.

A property with a Fond du Lac mailing address might be in the City of Fond du Lac, Town of Fond du Lac or another municipality.

  3. Find its school district.

School district selection matters because the same municipality can contain different school taxing areas.

  4. Open the county Mill Rates page.

Choose Mill Rates – 2025 for the tax year payable in 2026.

  5. Find the matching municipality and school district.

Use the correct row in the county’s report. Do not apply a neighboring village or town’s rate to your parcel.

  6. Verify the rate against the tax bill.

Check the applicable net rate, credits and special assessments on the actual property tax statement.

Verified 2025 mill-rate example: Waupun

Waupun is a useful local example because the city spans both Fond du Lac County and Dodge County. The city’s official 2025 property tax information publishes separate net rates for those portions.

Location Published 2025 Net Rate Tax Year
City of Waupun — Fond du Lac County portion $15.687 per $1,000 2025 taxes payable in 2026
City of Waupun — Dodge County portion $19.056 per $1,000 2025 taxes payable in 2026

This is a municipality-specific published comparison, not a countywide rate. Rates for the City of Fond du Lac, Ripon, North Fond du Lac, Campbellsport and other locations must be obtained from their own applicable taxing-district entries in the county’s rate report.

City of Waupun — 2025 Property Tax Rates ↗

How do mill rates work?

A mill rate expresses the tax for every $1,000 of applicable assessed property value.

PROPERTY TAX FORMULA Assessed Value × Mill Rate ÷ 1,000

Then account for applicable property tax credits, special assessments and other billed adjustments.

Example calculation using Waupun’s published rate

Illustrative assessed value $300,000
Waupun / Fond du Lac County 2025 net mill rate 15.687
Formula $300,000 × 15.687 ÷ 1,000
Calculated levy before separately applied parcel credits and charges $4,706.10

This calculation is illustrative. An actual Waupun tax bill may include individual credits, special assessments or adjustments. It also must use the correct property assessment and tax year.

Why a property assessment increase may not cause an equal tax increase

The Fond du Lac County Treasurer explains that local assessments are used to distribute a community’s required tax levy among properties.

If assessments across an entire community rise, the resulting mill rate may change. An individual home’s taxes do not necessarily rise by the same percentage as its assessed value.

The City of Fond du Lac completed a property revaluation for 2025 assessments. Owners should distinguish a change in assessed valuation from a change in the local levy or total tax bill.

Calculator limitations

A mill-rate estimate is not a live tax account. The result can differ from your bill because of school levy credits, First Dollar Credit, Lottery and Gaming Credit, assessment classifications, special assessments, unpaid earlier taxes, interest and payment postings.

Do not use an equalized valuation figure in place of a parcel’s assessed value unless the relevant rate is designed for that valuation basis. The final amount must come from the collector.

Which value should you use?

Use the assessment shown on the official parcel record for the tax year involved. An online home-price estimate, purchase price or prior-year assessment can differ from the value used for the actual property tax bill.

If the property has separately classified agricultural, forest, commercial or residential components, consult the assessor or official bill rather than assuming one simplified valuation rule applies.

10 / WISCONSIN PROPERTY TAX RELIEF

Fond du Lac County Lottery Credit, First Dollar Credit and Homestead Credit

Wisconsin provides several different property tax relief programs. They should not be confused because their eligibility, application process and timing differ.

ON THE TAX BILL

Lottery and Gaming Credit

For qualifying Wisconsin homeowners who owned and used the dwelling as their primary residence on the relevant January 1 certification date.

ON THE TAX BILL

First Dollar Credit

Generally applies to a taxable parcel containing a qualifying real property improvement, regardless of primary-residence status.

STATE TAX CLAIM

Wisconsin Homestead Credit

A separate income-related program for qualifying homeowners and renters, administered by Wisconsin Revenue.

OTHER QUALIFYING PROGRAMS

Veteran, Agricultural and Other Relief

Additional income-tax credits or relief programs may apply under their own eligibility rules.

Lottery and Gaming Credit: Who Qualifies?

Fond du Lac County explains that the Lottery and Gaming Credit generally requires the owner to be a Wisconsin resident and to use the property as their primary residence on the January 1 certification date for the tax year.

Rental property, a second home, vacant land, a separate garage or other non-primary-residence property does not qualify merely because the owner pays property taxes.

The county says the Lottery and Gaming Credit is applied to the first installment when a tax bill is paid in two installments.

How to claim a missing Lottery and Gaming Credit

  1. Open your actual property tax bill through Ascent.
  2. Find the Lottery and Gaming Credit line.
  3. Verify primary-residence eligibility for the relevant certification date.
  4. Open the Wisconsin Department of Revenue’s Lottery and Gaming Credit information page.
  5. If still within the regular claim period, submit the claim to the responsible municipality by January 31 following the bill.
  6. For an eligible late claim, follow the state’s late-application instructions, generally due October 1 following the bill.
As of October 11, 2026

The usual October 1, 2026 late-claim date for a credit missing from the December 2025 tax bill has passed. If you believe the credit was omitted, contact Wisconsin Revenue about whether any correction procedure remains available.

Wisconsin DOR — Lottery and Gaming Credit Rules ↗

First Dollar Credit: Do you need to apply?

Wisconsin’s First Dollar Credit applies to taxable parcels that contain qualifying improvements. It is normally included in the tax bill calculation, rather than requiring an individual homeowner application.

The Wisconsin Department of Revenue published a $9,000 maximum credit value for the 2025 levy payable in 2026. That is a value used to calculate the credit, not a $9,000 cash refund or deduction from your actual property tax bill.

The actual credit depends on the applicable school tax rate and state calculation rules.

Fond du Lac County — First Dollar Credit Explained ↗

Wisconsin Homestead Credit for 2025

Wisconsin’s 2025 Homestead Credit may help certain qualifying homeowners and renters with lower incomes. State eligibility includes a 2025 household income threshold of less than $24,680, plus residency, age and other qualifying requirements.

The credit is claimed using the applicable Wisconsin Schedule H or Schedule H-EZ. It is different from the Lottery and Gaming Credit printed on the property tax bill.

Wisconsin Revenue’s published instructions generally allow eligible original 2025 Homestead Credit claims through April 15, 2030. Review all eligibility conditions before filing.

11 / VALUATION REVIEW

How to Appeal a Fond du Lac County Property Tax Assessment

Property assessments in Fond du Lac County are generally performed by the local municipal assessor. The County Treasurer maintains tax information but is not the office that determines every property’s market value.

If your assessment seems incorrect, Wisconsin generally provides an Open Book review process followed by a Board of Review.

FIRST OPPORTUNITY

Open Book

Review the assessment roll and discuss a possible valuation error informally with the municipal assessor.

FORMAL REVIEW

Board of Review

Submit a qualifying objection and supporting evidence for consideration under Wisconsin’s statutory review procedures.

Step-by-step assessment appeal

  1. Search the property’s assessment information.

Use Ascent and the municipality’s assessment records to identify the value and relevant year.

  2. Verify the property characteristics.

Check land area, square footage, improvements, classification and condition.

  3. Collect relevant valuation evidence.

Comparable property sales, a qualified appraisal or documentation of incorrect recorded details can help support an appeal.

  4. Identify the municipal assessor.

The City of Fond du Lac has its own assessment resources. Other villages and towns may use different contracted or municipal assessors.

  5. Check Open Book dates.

Use the Wisconsin Department of Revenue’s official Open Book and Board of Review calendar.

  6. Discuss the assessment at Open Book.

Present factual errors and supporting evidence before escalating to a formal objection.

  7. Find the Board of Review procedure.

If the matter is unresolved, ask the municipal clerk for the current objection form and rules.

  8. Meet the filing and evidence requirements.

Board of Review proceedings have specific notice, timing and objection requirements. Do not rely on a generic statewide date.

An appeal of market value or classification is not the same as a dispute over the tax levy adopted by a local government. It also does not automatically postpone an existing payment obligation.

12 / UNPAID PROPERTY TAXES

Fond du Lac County Delinquent Property Taxes and Interest

If real estate property taxes are not paid under the applicable installment rules, the remaining unpaid amount may become delinquent and accrue additional charges.

Fond du Lac County’s published interest and penalty rates

DELINQUENT INTEREST 1% monthly

Wisconsin statutory interest rate.

COUNTY PENALTY 0.5% monthly

Additional Fond du Lac County penalty.

COMBINED MONTHLY CHARGES Up to 1.5%

On the delinquent amount under the applicable rules.

Fond du Lac County cites Wisconsin Statute 74.47 and its county ordinance for these charges. The county explains that interest and penalty generally accrue from February 1 until payment, and a fraction of a month can count as a whole month.

Additional statutory rules govern the timing of delinquency and whether an installment payment can preserve the payment schedule. Do not use the simplified percentage alone to determine an official payoff.

How to find the current delinquent amount

  1. Open the county’s Ascent parcel search.
  2. Find the property by parcel number.
  3. Open the tax History section.
  4. Identify the unpaid tax year or years.
  5. Use the available Change the Payoff Month option.
  6. Review the displayed taxes, interest and penalties.
  7. Contact the Treasurer to confirm the final payment amount.
Do not rely on an old tax bill to settle delinquent taxes.

A printed bill may omit charges that accrued later. Confirm the amount with the County Treasurer before issuing a payment intended to satisfy a tax lien or delinquent balance.

Can the County Treasurer waive the penalty?

The county’s official FAQ states that the Treasurer does not have statutory authority simply to waive delinquent interest and penalties.

If you believe the amount is incorrect, ask for a breakdown and review of the underlying account information.

Can unpaid property taxes lead to foreclosure?

Yes. Wisconsin provides tax-lien and tax-foreclosure procedures. However, the timing and legal status depend on the individual parcel and proceeding.

A property with an unpaid installment is not necessarily already scheduled for sale. Confirm its status directly with the county if tax delinquency is affecting a purchase, refinance or title transaction.

Can you confirm legal ownership using a tax record?

A tax record may display the owner currently associated with the parcel, but it is not a substitute for a recorded deed, title examination or legal boundary survey.

Recent transfers can take time to appear in different county databases. If you need a deed or recorded conveyance document, use the Register of Deeds resources.

Why GIS boundaries are not a legal survey

Fond du Lac County’s parcel mapping information is provided for reference. It may be compiled from deeds, plats, certified survey maps and other sources.

For a legal property-line dispute, obtain an appropriate survey or recorded legal documentation.
