What does a 2026 Becker County property tax statement contain?

The official statement generally shows property values and classifications, the prior payable tax year for comparison, proposed taxes, final tax levies, local taxing jurisdiction components, special assessments and installment amounts.

Assessment year versus payable year: Minnesota property values established for assessment year 2025 generally form the basis for taxes payable in 2026. Do not confuse the 2026 assessment value shown in a parcel database with the value used for the 2026 tax bill.

05 / PROPERTY TAX CALENDAR

Becker County Property Tax Due Dates for 2026

Most Minnesota real estate taxes are paid in two installments. Becker County’s schedule also identifies separate deadlines for agricultural property, qualifying resort property and manufactured homes.

Ordinary first installment May 15, 2026 Most real estate taxes
Ordinary second installment October 15, 2026 Most non-agricultural property
Agricultural second installment November 15 Apply weekend/holiday due-date rules
Qualifying resort first installment May 31 Subject to statutory category and calendar rules
As of October 11, 2026: The ordinary first installment is past due if unpaid. The ordinary second installment for non-agricultural property is due Thursday, October 15, 2026. For agricultural property, November 15 falls on a Sunday in 2026, so check the county’s official notice for the applicable business-day treatment.

Different deadlines by property class

Property type First payment Second payment
Most residential property May 15 October 15
Most non-agricultural real estate May 15 October 15
Qualifying agricultural real estate May 15 November 15
Qualifying resort property May 31 Generally October 15, according to classification
Manufactured homes taxed as personal property August 31 November 15
Small annual tax bill Full payment may be required in May No second installment when full amount is due

Becker County’s published FAQ identifies a $50-or-less annual tax bill as due in full on May 15. State guidance also describes broader small-bill rules; use the amount and installment instructions actually printed on the Becker County tax statement for your property.

What happens if you pay after the deadline?

Becker County assesses penalties for late property tax payments. The exact penalty schedule depends on the property classification, unpaid installment and the date of payment.

The Auditor-Treasurer instructs taxpayers to refer to the back of their tax statements for the applicable penalty table.

Rather than using a generic statewide late fee, verify the updated account with Becker County before sending an overdue payment.

06 / OFFICIAL 2026 RATE INFORMATION

Becker County MN Property Tax Rates for 2026

Becker County does not apply one simple percentage directly to the market value of every property. Minnesota uses a tax-capacity system based on taxable market value, property classification and the rates of applicable taxing districts.

Becker County publishes an official 2026 Certified Rates Based on Tax Capacity schedule dated March 10, 2026.

OFFICIAL 2026 CERTIFIED RATES

Becker County Tax Capacity and District Rates

View 2026 Rate PDF ↗

2026 certified township rate examples

The county’s certified schedule lists local township/city tax capacity rate components separately from school, county and other tax components. Some examples appear below.

Selected 2026 local township tax capacity rate components, not full combined parcel rates.
Township 2026 Local Rate Rate Type
Atlanta 8.4930% Township tax-capacity component
Audubon 9.1864% Township tax-capacity component
Burlington 22.0914% Township tax-capacity component
Callaway 8.5967% Township tax-capacity component
Carsonville 19.0273% Township tax-capacity component
Cormorant 6.8751% Township tax-capacity component
Cuba 6.7665% Township tax-capacity component
Detroit Township 9.1656% Township tax-capacity component
Eagle View Consult official PDF Township tax-capacity component
Important rate distinction: The percentages above are township rate components applied to tax capacity—not tax rates to multiply directly by your home’s full market price. They also exclude applicable county, school and special district rate components. For an actual property, use its combined certified rate and tax capacity from the official tax record.

School district components vary too

Becker County properties may be assigned to different school districts. Its 2026 certified schedule separately identifies districts such as Detroit Lakes, Frazee, Park Rapids, Waubun, Pelican Rapids, Perham and New York Mills.

Even within the same township, different school district assignments can affect an individual parcel’s combined property tax rate.

Can you use the county’s 27.6442 figure?

A December 2025 county budget presentation listed an estimated 2026 county tax-capacity rate of 27.6442%, based on the county levy divided by net tax capacity.

That figure was identified as an estimate in the budget materials. It is a county component, not the full tax rate for a specific parcel or a percentage of the home’s market value. For actual 2026 rates, use the subsequently published certified-rate schedule and the parcel’s tax notice.

Why two Becker County homes can owe different taxes

  • Different taxable market values
  • Different homestead eligibility
  • Different property classification rates
  • Different municipal or township levies
  • Different school districts
  • Special assessments or district-specific charges
  • Tax credits, exclusions or other adjustments

07 / HOW MINNESOTA TAX CAPACITY WORKS

How Becker County Property Tax Is Calculated

Minnesota’s tax calculation is different from simply multiplying the market value by a mill rate.

The basic local-tax calculation uses three stages.

STEP 1 — TAXABLE VALUE Estimated Market Value − Applicable Exclusions = Taxable Market Value
STEP 2 — TAX CAPACITY Taxable Market Value × Statutory Class Rate = Net Tax Capacity
STEP 3 — LOCAL TAX Net Tax Capacity × Combined Tax-Capacity Rate = Local Tax Before Adjustments

Property tax credits, market-value-based levies, state general tax where applicable, special assessments and other adjustments can change the final bill.

Residential homestead tax capacity class rates

For taxes payable in 2026, a qualifying Class 1a residential homestead generally has a 1.00% tax capacity class rate on the first $500,000 of taxable market value and 1.25% on the portion above $500,000.

Taxable market value tier Class 1a rate Effect
First $500,000 1.00% $10 tax capacity for each $1,000 of value
Above $500,000 1.25% $12.50 tax capacity for each additional $1,000

This is the standard Class 1a calculation, not a universal class rate for cabins, agricultural land, commercial property or special classifications.

08 / INTERACTIVE ESTIMATOR

Becker County MN Property Tax Calculator

This calculator uses Minnesota’s residential Class 1a tax-capacity method, including the applicable homestead market value exclusion formula.

Enter your home’s estimated market value and the combined local tax-capacity rate from the official 2026 schedule or parcel records.

Estimate 2026 Residential Property Tax

Homestead market value exclusion $19,550.00
Taxable market value $280,450.00
Estimated tax capacity $2,804.50
Estimated annual property tax $0.00
Calculator limitation: The combined tax rate starts at zero because Becker County has different certified rates by parcel and school/township district. Enter the actual local rate shown in the county’s official records. The estimate excludes automatically calculated state general tax, market-value-based levies, special statutory adjustments, classification-specific tier rules for non-homestead property and delinquent penalties. The homestead model assumes the full property is a qualifying residential Class 1a homestead.

Example: $300,000 residential homestead

Under the 2026 homestead market value exclusion formula, an eligible home valued at $300,000 has the following simplified calculation:

Estimated market value $300,000
Homestead value exclusion $19,550
Taxable market value $280,450
1% tax capacity $2,804.50

If a purely illustrative combined local tax-capacity rate were 100%, the tax-capacity-based portion would be approximately $2,804.50 before other components and adjustments.

That 100% rate is a calculation example, not a verified combined rate for any Becker County parcel. Consult the official county rate list and actual tax statement.

09 / HOMESTEAD TAX SAVINGS

Becker County Homestead Exemption and Market Value Exclusion

Minnesota primarily uses homestead classification and market value exclusion rules rather than a simple fixed-dollar county property tax exemption.

To qualify for ordinary residential homestead classification, a homeowner generally must own the property, occupy it as a sole or primary residence, and qualify as a Minnesota resident.

2026 Homestead Market Value Exclusion

Minnesota’s current exclusion formula provides the following general treatment:

Homestead market value Exclusion calculation
$95,000 or less 40% of market value
Above $95,000 and below $517,200 $38,000 minus 9% of value above $95,000
$517,200 or more No standard market value exclusion

Examples of 2026 homestead exclusions

Home value Value exclusion Taxable market value
$95,000 $38,000 $57,000
$150,000 $33,050 $116,950
$300,000 $19,550 $280,450
$517,200 $0 $517,200

These formulas reflect Minnesota’s law applicable to the 2026 payable-year homestead exclusion. The excluded amount reduces taxable market value; it is not a dollar-for-dollar reduction in the property tax bill.

How to apply for homestead classification

  1. Confirm the property is your primary residence.

Review ownership, residence and Minnesota qualification requirements.

  2. Check your parcel classification.

Use Becker County’s parcel search to see the current classification.

  3. Open the Becker County Assessor’s information.

    Locate homestead application requirements.

  4. Prepare the requested identification.

Minnesota’s homestead application can require Social Security or Individual Taxpayer Identification Numbers for qualifying owners and spouses.

  5. Submit the application.

Use the County Assessor’s accepted filing method.

  6. Meet the correct tax-year deadline.

Minnesota Department of Revenue guidance identifies December 31 for applying for homestead classification for taxes payable the following year.

  7. Verify the updated classification.

Review the next applicable tax statement and contact the Assessor if the approved status is missing.

Minnesota Department of Revenue — Homestead Classification ↗

Old homestead guides may be inaccurate: The previous exclusion calculation using $76,000 and $413,800 thresholds was replaced for taxes payable beginning in 2025. The current standard thresholds are $95,000 and $517,200.

Homeowner property tax refund

Minnesota’s property tax refund is administered by the Department of Revenue. Qualifying homeowners can apply for refunds under state guidelines, which depend on income and property tax information.

The refund is separate from your Becker County tax payment. Receiving a refund does not mean you should skip the county’s payment deadline.

Special property assessment treatment

Becker County also administers agricultural and qualifying land programs. The County Assessor publishes a calendar for Green Acres applications, Open Space treatment, special homestead classifications and other assessment-related requirements.

Check classification carefully: Lake cabins, second homes, rental properties, commercial buildings and agricultural properties may be classified differently from a residential homestead and can have different tax capacity rates.

11 / ASSESSMENT REVIEW

How to Appeal a Becker County Property Tax Assessment

If you disagree with your property’s estimated market value or classification, begin with the Becker County Assessor.

The Auditor-Treasurer handles the tax bill and collection process but generally cannot independently change the Assessor’s valuation.

Step-by-step appeal process

  1. Find the property record.

Search the parcel by number, address or owner.

  2. Check estimated market value.

Compare the assessment year and valuation with your supporting records.

  3. Review property details.

Look for mistakes involving acreage, building size, condition, improvements or classification.

  4. Contact the County Assessor.

Request an explanation or informal review of the assessment.

  5. Gather comparable evidence.

Recent relevant property sales, appraisals and photographs can support a valuation challenge.

  6. Check Local Board of Appeal and Equalization dates.

Becker County generally holds local board meetings during April and May.

  7. Use the appropriate formal review procedure.

Follow the county’s notices for Local Board, County Board and any subsequent Minnesota Tax Court review.

  8. Check Tax Court deadlines.

Becker County’s published assessment calendar identifies April 30 as a key tax court petition deadline for the relevant taxes. Confirm the governing deadline before filing.

  9. Keep payment obligations current.

An assessment dispute does not automatically postpone the county’s property tax collection deadlines.

Do not appeal merely because the tax bill increased. A valuation appeal concerns assessed value and classification. A tax increase caused by a higher municipal or school levy requires different investigation than an inaccurate property valuation.

Why did Becker County send a tax statement if your lender pays it?

The Auditor-Treasurer’s FAQ explains that tax statements are mailed to property owners even when a mortgage company pays taxes through escrow.

The county provides mortgage companies with the information needed to make payments.

Check both the mortgage escrow account and county property tax history before submitting a separate payment to avoid paying twice.

Can you see older property taxes online?

Becker County’s tax statement viewer allows users to select available tax years. The parcel information service also provides historical values and tax information where available.
