How Crow Wing County Property Tax Rates Work in 2026

There is no single countywide percentage that can be multiplied directly by market value.

The basic calculation path

  1. Land Services estimates market value and assigns a classification.
  2. State class rates convert qualifying value into tax capacity.
  3. County, city or township, school and special-district tax-capacity rates are combined.
  4. Referendum market-value taxes, state taxes and applicable special assessments are added.
  5. Credits, exclusions and other adjustments reduce the final amount where eligible.

Important rate warning

A total net-tax-capacity rate such as 92% or 99% is not 92% or 99% of the home’s market value.

It is applied to the parcel’s calculated tax capacity after classification rules—not directly to the full property value.
