Both services are linked from the official Hancock County government website. Online tax-payment fees and balances must be checked before checkout.

County-approved payment workflow

How to Pay Hancock County Indiana Property Tax Online

The Treasurer provides an unusually clear instruction for its online system: after locating your property in Low Tax Info, scroll toward the bottom of the property page and select the blue button labelled Pay taxes online.

  3. Look up your property. Search by name, property address or parcel number.
  4. Open the property record. Review the returned account and confirm it matches the correct parcel.
  5. Scroll toward the bottom of the property information. Find the county-described blue Pay taxes online button.
  6. Click the payment button. Continue to the authorised payment checkout.
  7. Review the tax amount. Confirm the installment, any overdue taxes and any processing fees.
  8. Choose an offered payment method. Follow the processor’s accepted card or electronic-check options and verify fees before proceeding.
  9. Complete the transaction. Check the property and total one final time before authorization.
  10. Save payment confirmation. Record the amount, payment date, confirmation reference and property identification information.
Online payment restriction: Hancock County states that parcels certified for tax sale, sold at a tax sale or certificate sale, and judgments certified to court cannot be paid through its ordinary online-payment method. Contact the Treasurer for instructions if your account falls into one of these categories.

Are payment processing fees charged?

The county says card-processing fees belong to the payment vendor, not the county, and are nonrefundable.

Because the official county page does not publish a single fixed card or e-check fee for every online transaction, review the exact processor fee during checkout. Avoid relying on an estimated percentage quoted by an unrelated website.

Are partial payments accepted?

Yes. Hancock County Treasurer states that it accepts partial property-tax payments at any time and in any amount.

However, any balance remaining unpaid on the due date may become subject to penalties. Payments are applied to the oldest outstanding taxes first.

Important for mortgage escrow borrowers: If your mortgage company pays taxes, review the county account and your escrow statement before submitting another payment. A county record and lender confirmation together provide a better check than assuming escrow was paid automatically.

Alternative payment method

How to Pay Hancock County Property Taxes by Phone

Hancock County Treasurer also publishes an automated telephone payment method.

Property tax telephone payments 877-690-3729

Phone payment steps

  1. Locate your tax bill and find its duplicate number.
  2. Call 877-690-3729.
  3. When prompted for a jurisdiction code, enter 2434.
  4. Enter the duplicate number from your bill.
  5. Follow the system prompts to review or enter the payment amount.
  6. Check any convenience fee before completing the transaction.
  7. Save the payment confirmation number.

If the duplicate number is missing, call the Hancock County Treasurer at 317-477-1152 to request assistance.

Duplicate number vs. parcel number: The telephone payment process specifically requests the duplicate number shown on the tax bill. Do not assume that a parcel number or street address can be substituted.
05

County-published 2026 deadlines

Hancock County Property Tax Due Dates for 2026

Property taxes in Hancock County, Indiana are collected in two installments. The Treasurer publishes the following exact payment dates for 2026:

Spring installment May 11, 2026 Already passed
Fall installment November 10, 2026 Upcoming

The spring date reflects the applicable adjustment from the ordinary May installment schedule. The autumn installment is due Tuesday, November 10, 2026.

What if you missed the May 11 payment?

Do not rely on the amount printed on an older bill as the current payoff amount. Hancock County tells taxpayers who are paying after the due date to call the Treasurer at 317-477-1152 for an updated balance.

If the spring installment is unpaid, any later payment may be applied toward the oldest outstanding taxes before the current installment.

What if you never received your tax bill?

The Treasurer states that failure to receive a mailed tax statement does not remove the taxpayer’s responsibility to pay or avoid delinquency penalties.

Search Low Tax Info using the property address or parcel number, then confirm the correct account before the deadline.

Do not wait for a second notice: An owner with several parcels should verify each parcel individually. The county warns that its office cannot guarantee it will identify every parcel belonging to a taxpayer through a general telephone search.

What is the assessed value? Assessor / Beacon
Which building characteristics are recorded? Assessor / Beacon property record
Is the homestead deduction applied? Auditor / tax bill deduction details

The Assessor can correct certain factual errors without requiring a formal appeal. Contact 317-477-1102 or Hancock-Assessor@hancockin.gov if the assessment record contains a possible mistake.

07

Understand the bill calculation

Hancock County Indiana Property Tax Rates

Hancock County does not have one universal property-tax rate for every address. The total rate depends on the property’s taxing district.

That district can combine taxes from county government, township services, municipalities, schools and other applicable units.

Indiana property tax calculation

Net assessed value ÷ 100 × Tax rate per $100 = Gross calculated tax

Deductions reduce the assessed value used in the calculation, while credits reduce tax liability. Indiana’s circuit-breaker property-tax caps may limit qualifying tax amounts.

Indiana property tax caps

Qualifying homestead 1% Of gross assessed value
Other residential / agricultural land 2% Of gross assessed value
Other real / personal property 3% Of gross assessed value
The tax caps are not the actual tax rates. A 1% homestead cap does not mean every homeowner automatically owes 1% of property value. Tax liability is calculated first using local rates, deductions and credits. Qualified referendum charges may be outside the caps.

Where to find the certified 2026 taxing-district rate

  1. Find your parcel’s taxing district on the property-tax bill.
  2. Open the Indiana DLGF Reports page.
  3. Find Certified Tax Rates by Taxing District.
  4. Select the 2026 report or spreadsheet.
  5. Locate Hancock County and the district matching your bill.
  6. Read the total certified rate, not just an individual municipality’s rate.
  7. Use the correct assessment, deduction and credit information to estimate liability.

The DLGF publishes both certified taxing-district rates and separate rate reports by taxing unit. These are more reliable for a property-specific estimate than a generic countywide average.

08

Calculate a useful estimate

Hancock County Property Tax Calculator

Use the calculator below to estimate your tax from gross assessed value, applicable deductions and a tax rate per $100 of net assessed value.

The calculator also shows the standard Indiana property-tax cap for your selected property class. Because individual credits, mixed-use classifications and referendum charges can change the bill, the result remains an illustration rather than an official payable amount.

Illustrative annual tax after standard cap

$3,000.00
Gross assessed value
$300,000.00
Deductions entered
$0.00
Net assessed value
$300,000.00
Tax before credits
$7,500.00
Other credits entered
$0.00
Standard cap amount
$3,000.00
Illustrative half installment
$1,500.00
The 2.5-per-$100 default rate is hypothetical, not a verified Hancock taxing-district rate. This calculator assumes a single property class and excludes referendum charges outside the caps, special assessments and complex credit interactions.

Example: $300,000 assessed homestead

Consider a hypothetical property with $300,000 gross assessed value, no deduction entered and a local rate of $2.50 per $100.

Its initial tax calculation would be $7,500. Under a simplified qualifying homestead 1% cap, the capped component would be $3,000 before any charges outside the cap.

In practice, actual qualifying homeowner deductions can substantially reduce net assessed value before the tax-cap calculation.

Tax savings and eligibility

Hancock County Homestead and Property Tax Deductions

Indiana property-tax deductions and credits can reduce an eligible owner’s tax bill. Hancock County Auditor handles the filing and administration of deductions—not the Assessor or Treasurer.

Benefit Who should review it?
Homestead Qualifying homeowners occupying the property as their principal residence.
Over 65 Qualifying older homeowners meeting the applicable income, value and ownership conditions.
Over 65 Circuit Breaker Qualifying senior homeowners eligible for limits on particular annual tax increases.
Blind or disabled Qualifying taxpayers with required supporting eligibility documentation.
Disabled veteran Qualifying veterans and certain eligible surviving spouses under Indiana law.
Other statutory deductions Qualifying owners and properties meeting specific benefit criteria.

How to apply for Hancock County homestead

Hancock County Auditor states that homestead deductions can be filed online.

  1. Open the county’s Online Deductions page.
  2. Find the Homestead Property Tax Deductions section.
  3. Follow the Applying Online Homestead Deductions instructions.
  4. Confirm that the home is your eligible principal residence.
  5. Provide the requested owner, parcel and identification information through the official filing service.
  6. Complete the declaration and electronic submission as instructed.
  7. Retain confirmation of your filing.
  8. Contact the Auditor to verify that the deduction has been processed for the relevant tax year.

Apply for other deductions or credits

The county instructs applicants for over-65, disabled-veteran and disability-related benefits to provide evidence supporting qualification.

Benefit Examples of documentation the county requests
Over 65 Proof of qualifying income, such as the relevant federal income tax return.
Blind / disabled Qualifying disability evidence from a medical professional or Social Security Administration.
Disabled veteran Applicable Veterans Affairs disability-rating documentation.

The Auditor also notes that applicants may need the last five digits of Social Security numbers and driver’s-license information for owners and spouses. Provide sensitive information only through the official county process—not to unrelated tax-help websites.

Purchased or moved to a different home? Hancock County says a deduction must be updated or refiled when ownership, name or qualifying use changes. Do not assume an old home’s homestead deduction transfers automatically.

When should you file?

Indiana DLGF identifies January 15 as an important filing deadline for many benefits affecting the relevant assessment/payable tax cycle. For example, its state guidance says an application filed on or before January 15, 2026 could affect the 2025 Pay 2026 bill when eligible.

For a new purchase or change in eligibility, confirm the exact applicable filing period and legal requirements with Hancock County Auditor.

Dispute an assessed value

How to Appeal Your Hancock County Property Assessment

If the assessed value or property characteristics seem incorrect, the Hancock County Assessor is the correct starting point.

The county’s ordinary 2026 property-assessment appeal deadline was June 15, 2026. That regular filing period has passed. Check the applicable notice and assessment year before beginning a new filing.

Step-by-step assessment appeal

  1. Obtain your Form 11 assessment notice or the parcel’s Beacon property record.
  2. Review the land and improvement values, building details and relevant assessment date.
  3. Contact the Assessor about factual errors that might be resolved without a formal appeal.
  4. Gather relevant evidence, such as comparable sales, appraisal information or documentation of incorrect property characteristics.
  5. Open the official Hancock County Appeal Process page.
  6. Choose the county’s Beacon online appeal process or download Form 130.
  7. For the online route, locate the property in Beacon and select File an Appeal under Assessment Appeals Process.
  8. Complete the required questions and electronic signature, or file the signed paper Form 130 through an accepted method.
  9. Keep the submitted form and supporting evidence.
  10. Follow instructions for the preliminary informal meeting and any later hearing.

Indiana’s Form 130 is the Taxpayer’s Notice to Initiate an Appeal. Hancock County says each appealed parcel must have its own petition.

11

Past-due taxes and collection

What Happens If Hancock County Property Taxes Are Late?

Late tax payments may be subject to penalties. Accounts can also enter further delinquency or tax-sale collection procedures if balances remain unpaid.

The Treasurer explicitly asks property owners paying after the due date to call for the updated balance.

How to handle an unpaid installment

  1. Find the property in Low Tax Info.
  2. Confirm the year and installment that remain unpaid.
  3. Review any displayed previous-year balances.
  4. Call the Treasurer at 317-477-1152 for the current payoff if past due.
  5. Confirm whether your account remains eligible for ordinary online payment.
  6. Use the payment method authorized for the account’s status.
  7. Retain proof of completed payment.
Tax-sale or court-certified account: The county specifically excludes certain certified or sold tax-sale parcels and court-certified judgments from regular online payment. If you have received a tax-sale, judgment or collection notice, request specific instructions from the Treasurer rather than attempting a normal portal payment.

What if you paid the wrong amount?

The Treasurer says processed payments are generally nonrefundable. Overpayments are handled through the county’s surplus process after its settlement cycle.

This makes it especially important to verify that you are paying the correct parcel and account before confirming an electronic transaction.
