PROPERTY SEARCH

Kankakee County Property Tax Lookup by Address, Owner Name or Parcel Number

The county’s DEVNET inquiry system is the practical starting point when you don’t have your paper tax bill. It provides several search fields, so you can find the record even if you don’t know the parcel number.

Follow these steps on the actual lookup website

  1. Open the DEVNET inquiry page.

Start with the county-linked search above. Select Parcel Search for real estate. The page also provides a separate Mobile Home Search.

  2. Choose the strongest information you have.

If you have a Parcel Number from a previous tax bill, enter it in that field. The search page specifically instructs users not to include spaces in parcel numbers.

  3. Search by owner when you don’t have a parcel number.

Enter the owner name as listed on the tax bill. The portal recommends using a parcel number or last name for a more direct search.

  4. Use site address search if necessary.

Enter a House Number, Street Name and City. The system also offers House Number Low and High fields, which can help when a number range is needed.

  5. Run the search and examine matching properties.

Click Search. Check the parcel number, situs address, name and relevant property details to avoid opening the wrong record.

  6. Open the parcel record.

Review available assessment, ownership, exemption, tax district, tax bill and payment information. The visible information may differ depending on the record and selected tax year.

  7. Print your bill if needed.

The county inquiry portal states that tax bills can be reprinted without an additional reprint fee. If sending a payment with a printed bill, make sure the bill contains the required barcode.

TAX RATES AND DISTRICTS

What Is the Kankakee County Property Tax Rate?

There is no single tax rate that accurately describes every property in Kankakee County. The rate depends on your property’s tax code and the overlapping taxing districts serving its location.

Your bill may include levies from county government, school districts, municipalities, townships, road districts, libraries, park districts, fire districts and other applicable bodies. Two properties with similar values can have different bills because their tax-code combinations differ.

Find the rate for your actual property

  1. Find the parcel in DEVNET.

Record its tax code and township information if displayed.

  2. Open the County Clerk’s tax information page.

Use the County Tax Information link below for the 2025 tax year payable in 2026.

  3. Choose District Rates by Tax Code.

Select the township that matches the parcel. The Clerk publishes separate township files.

  4. Find the correct tax code.

Match the tax code from the property record instead of selecting a nearby municipality’s rate.

  5. Review the combined rate.

Use the rate from the appropriate tax-code table for the year you are researching.

  6. Compare to your tax bill.

Check EAV, homestead reductions, district taxes and any other charges before estimating the amount owed.

PROPERTY TAX ESTIMATE

Kankakee County Property Tax Calculator

Kankakee County follows Illinois property assessment rules. Most ordinary real property outside Cook County is assessed at approximately one-third of fair market value before applicable equalization and exemptions. The tax bill is then calculated using taxable EAV and the local combined tax rate.

Estimate Your Annual Property Tax

Enter the values from your property record and County Clerk tax-code report for the most useful estimate.

Estimated assessed value —
Estimated taxable EAV —
Estimated annual tax Enter rate
Half-year budgeting amount —

The rate field is intentionally blank: Kankakee has different combined rates for different tax codes.

Understanding the calculation

The basic planning formula is:

Market Value × Assessment Percentage × Equalization Multiplier = Estimated EAV Before Exemptions
Estimated Taxable EAV × Combined Tax Rate = Estimated Basic Property Tax

For illustration, a $240,000 home assessed at one-third has an assessed value of approximately $80,000 before an equalization adjustment. A hypothetical $6,000 eligible EAV exemption would reduce the value used in this simplified calculation to $74,000. Your actual bill requires your current property EAV, approved exemptions, exact tax-code rate and other applicable charges.

Why this calculator is more useful than a generic estimate: It lets you enter the actual local rate and EAV exemption reduction rather than assuming that every Kankakee property faces the same effective tax rate. Exemptions are reductions in assessed value, not necessarily direct dollar-for-dollar reductions in your tax bill.
FLEXIBLE PREPAYMENTS

Kankakee County CHOICES Program: Pay Property Taxes in Smaller Amounts

Kankakee County’s Treasurer offers the voluntary CHOICES property tax prepayment program. It allows homeowners to make smaller payments throughout the year instead of setting aside the entire bill for the usual installment dates.

How to use CHOICES

  1. Open the official CHOICES page.

Read the program’s eligibility and current payment conditions.

  2. Choose Sign Up Now.

    Follow the Treasurer’s enrollment instructions.

  3. Set a prepayment schedule.

The program describes weekly, monthly and other payment frequencies.

  4. Make advance payments.

Payments are credited toward the tax bill under the program’s rules.

  5. Check your remaining balance.

All applicable installment amounts must still be satisfied by their official due dates to avoid penalties.

Electronic check

The CHOICES information lists a $1 online e-check fee per payment.

Credit card

The program lists a 2.25% card processing charge; its fee summary also references a $1.50 component. Verify the total at checkout.

In-person prepayments

The county indicates that ordinary in-office prepayments do not incur a processing charge, apart from applicable card charges.

CHOICES is not a late-payment waiver. The Treasurer says the program does not stop the statutory penalty on an amount still unpaid after its installment due date. It is a prepayment and budgeting arrangement, not an extension of the deadline.

TAX SAVINGS

Kankakee County Property Tax Exemptions for Homeowners, Seniors and Veterans

Some homeowners qualify for reductions to their equalized assessed value. Others may be eligible for an assessment freeze or specialized property tax relief. The Kankakee County Supervisor of Assessments handles exemption applications and records, not the Treasurer.

ExemptionPotential benefitWho should check
General Homestead Up to $6,000 reduction in qualifying EAV in Kankakee County. Owners occupying an eligible principal residence.
Senior Citizens Homestead Up to $5,000 reduction in qualifying EAV. Eligible residents age 65 or older.
Senior Assessment Freeze Eligible assessment frozen at qualifying base-year EAV. Qualifying older homeowners satisfying income and other statutory rules.
Persons with Disabilities $2,000 qualifying EAV reduction. Eligible owner-occupants with a qualifying disability.
Disabled Veterans Relief varies by qualifying service-connected disability rating and statutory conditions. Eligible veterans or qualifying surviving spouses.
Returning Veterans Qualifying $5,000 EAV reduction under applicable rules. Eligible returning service members.
Homestead Improvement Temporary relief for qualifying increases from home improvements, subject to limits. Owner-occupants making qualifying improvements.

2026 Senior Freeze income rule

Illinois Department of Revenue lists a household income limit of $75,000 for assessment year 2026, payable in 2027, subject to the remaining qualification rules. For a 2025 assessment payable in 2026, use the applicable earlier-year instructions rather than automatically applying the 2026 limit.

The Senior Assessment Freeze does not literally freeze your tax bill. Tax rates and qualifying property improvements can still change the amount owed.

How to apply or check an exemption

  1. Open the Supervisor of Assessments page.

Navigate to the Homestead Exemptions section.

  2. Select the program.

Choose General/Senior Homestead, Senior Freeze, disability, veteran or another relevant exemption.

  3. Open the appropriate application or PDF.

The county lists forms such as PTAX-340 for the Senior Freeze, PTAX-343 for Persons with Disabilities and PTAX-342 for qualifying Disabled Veterans.

  4. Read the tax-year instructions.

Confirm ownership, residence, age, income and documentary requirements for the correct assessment year.

  5. Submit to the proper assessment office.

Use the filing process and deadline stated for the program. Keep a copy of the application and submission confirmation.

  6. Check your subsequent property record and bill.

Confirm the approved reduction actually appears in the applicable assessment and billing records.

ASSESSMENT REVIEW

How to Appeal a Kankakee County Property Tax Assessment

If the county assessed your property at an inaccurate value or used incorrect property characteristics, you may be able to file an assessment complaint. The process is handled through the assessment system and Board of Review—not through the Treasurer’s payment portal.

What to check before filing

  • The property’s listed square footage, lot size, condition and classification.
  • The assessed value and any equalization factor.
  • Recent comparable property sales with similar location and characteristics.
  • Evidence of damage, factual errors or unequal treatment.
  • The assessment year and the township publication/appeal deadline.

Official appeal process

  1. Open the Supervisor of Assessments page.

    Find the Forms area.

  2. Check 2026 Publication and Appeal Deadline Dates.

Deadlines can be township-specific. Do not assume there is one universal annual filing date.

  3. Review the 2026 Board of Review Rules and Procedures.

Confirm permitted evidence, filing requirements and hearing procedures.

  4. Download the 2026 Assessment Appeal Form.

Use the appropriate property identification and current assessment-year details.

  5. Prepare supporting evidence.

Include relevant comparable sales, appraisal material or property corrections as allowed by the rules.

  6. File with the required office before the deadline.

Keep evidence of receipt and monitor for hearing instructions or written decisions.

Assessment versus tax-bill dispute: The assessor/Board of Review considers property valuation issues. The Treasurer handles payments. The County Clerk can explain tax-code rates and extensions. Filing an assessment complaint does not automatically suspend a current bill or its payment deadline.

OVERDUE TAXES

What Happens if Kankakee County Property Taxes Are Not Paid?

Missing either installment deadline can create penalties. If the balance remains unpaid, the account may become subject to publication and the county’s annual tax-sale procedure.

1Missed installment

Late-payment penalty begins under applicable county and Illinois rules.

2Delinquent account

Unpaid taxes, penalty and other applicable amounts remain due.

3Publication and notice

The county’s schedule includes delinquency notice and publication-related dates.

4Annual tax sale

Qualifying unpaid taxes may proceed through the tax-sale process.

The county lists November 12, 2026 for its annual tax sale. If your property has a past-due balance, contact the Treasurer promptly and ask for the amount required to resolve the specific delinquency. Tax-sale and redemption matters may also involve the County Clerk and applicable Illinois procedures.

Don’t rely on an old online balance. Once delinquency, publication, tax-sale preparation or other processing starts, penalties and charges can change. Get instructions for the current collection stage before sending funds.

Property Taxes Across Kankakee, Bourbonnais, Bradley, Manteno and Nearby Communities

Homes in the City of Kankakee, Village of Bourbonnais, Bradley, Manteno, Momence, St. Anne, Herscher, Grant Park and other parts of the county do not necessarily share the same tax-code rate. Even neighboring parcels can belong to different overlapping taxing districts.

The County Clerk’s district-rate tables are the appropriate place to compare individual combinations. Search the parcel before opening its township’s rate report.

The property-account and annual-collections figures are published by the Kankakee County Treasurer. They describe county administration and are not a homeowner’s typical bill or a uniform tax rate.

Why nearby properties may have different taxes

School district boundaries, municipal limits, special taxing districts, property class, approved exemptions and parcel-specific assessments can affect the final amount. Use the exact tax code to compare properties meaningfully.
