Official Tax Collector — Payment Methods and Locations ↗03 / PAYMENT DATES
Lake County FL Property Tax Due Dates and 2026–2027 Discounts
Florida property tax bills are normally issued for collection in November. The amount payable before delinquency depends on the month in which payment is made.
| Payment period | Discount / status | Practical guidance |
|---|---|---|
| November 2026 | 4% discount | Highest regular early-payment discount. |
| December 2026 | 3% discount | Discount declines by one percentage point. |
| January 2027 | 2% discount | Bill still payable before delinquency. |
| February 2027 | 1% discount | Final regular discount month. |
| March 2027 | No discount | Full applicable current-year tax payment. |
| April 1, 2027 | Normally delinquent | Interest, costs, and tax certificate procedures may follow. |
The above calendar assumes the 2026 tax roll is made available in the normal collection period. Florida provides specific rules when tax notices are issued later than usual.
What if a deadline falls on a weekend or holiday?
Florida’s property tax statutes and administrative rules govern official discount deadlines and submission dates. Confirm the precise date in the Tax Collector’s checkout or instructions when approaching the end of a payment month.
Do Florida homeowners have installment payment options?
Florida law authorizes a property tax installment payment plan for qualifying participants. Installment enrollment and payment deadlines differ from the normal November–March payment schedule.
Contact the Lake County Tax Collector before relying on installment availability, and verify whether enrollment must occur before an earlier statutory application deadline.
04 / PROPERTY TAX MILLAGE RATES
What Is the Lake County FL Property Tax Rate in 2026?
There is no single combined property tax rate for every Lake County home. The bill depends on the specific combination of county, school, municipal, water authority, and special taxing district levies applicable to the property.
Florida expresses ad valorem rates as mills. One mill is $1 in tax for each $1,000 of taxable value.
2026 Lake County taxing components
Lake County’s fiscal year 2027 budget process includes county general operations and several district levies. County school taxes are levied separately.
| Taxing component | 2026 / FY 2027 information | Where it applies |
|---|---|---|
| Lake County general fund | 5.0254 mills in the September 2026 final budget proceedings | Countywide component. |
| Lake County ambulance MSTU | 0.4629 mills | Per applicable district rules. |
| Stormwater, parks and roads MSTU | 0.4957 mills | Qualifying unincorporated or other designated properties. |
| Lake County Fire Rescue MSTU | 0.4800 mills | Applicable fire district properties. |
| Lake County Water Authority | 0.2940 mills | Applicable water authority district. |
| Wellness Way MSTU | 0.1454 mills reported in final county budget proceedings | Only the relevant district, not countywide. |
| Lake County Schools | 6.0540 mills in the 2026–27 proposed school rate schedule | School taxing jurisdiction; confirm final certified levy. |
| Municipal levies | Varies by city | Clermont, Leesburg, Mount Dora, Tavares, Eustis and other incorporated areas. |
| Voted debt and special districts | Varies by parcel | Only if included in the property’s levy group. |

- Review the millage rate.
Check the correct total for the relevant levy group.
- Open the official 2026 millage document.
Compare county, school, municipality and special district components.
- Use the Tax Collector for the actual bill.
Non-ad valorem assessments and exemption treatment can make simple estimates differ.
2026 final rate comparisons, prior-year millage sheets, tax roll reports and property tax data.
Why rates differ by city
A residential property in Clermont can have a different combination of taxes from a property in Leesburg, Mount Dora, Tavares, Eustis, Lady Lake, or an unincorporated community.
Even two properties with the same assessed value may have different final bills because their taxable values, exemptions, municipal limits, fire service districts, and non-ad valorem assessments differ.
05 / INTERACTIVE CALCULATOR
Lake County FL Property Tax Calculator
Estimate annual property taxes using your parcel’s taxable value and combined millage rate. The tool can also calculate the approximate November–March payment amounts.
Calculate Property Tax and Early-Payment Discount
Enter your exact 2026 certified combined rate from the parcel record. This tool assumes the entered credits apply before the standard discount and does not reproduce all exemption-specific or special-assessment rules.
Example for a $300,000 taxable value
If the combined millage were a hypothetical 15 mills, a property with a $300,000 taxable value would have an estimated base ad valorem tax of:
| Payment month | Discount | Illustrative tax after discount |
|---|---|---|
| November | 4% | $4,320 |
| December | 3% | $4,365 |
| January | 2% | $4,410 |
| February | 1% | $4,455 |
| March | 0% | $4,500 |
The 15-mill rate is for illustration only, not an official Lake County-wide combined rate. The example excludes non-ad valorem assessments and other bill adjustments.
Why calculating directly from market value can be inaccurate
Florida distinguishes the property’s just/market value, assessed value, and taxable value. Save Our Homes limitations and homestead exemptions can reduce the taxable value, sometimes by a significant amount.
Different exemptions may also apply to school and non-school taxing authorities in different ways. Use the property record and actual tax bill to identify the correct taxable base for each levy.
06 / HOMESTEAD AND OTHER EXEMPTIONS
Lake County FL Homestead Exemption, Senior Benefits and Property Tax Relief
Lake County Property Appraiser administers qualifying property exemptions that can reduce a homeowner’s taxable value.
Florida Homestead Exemption
Homeowners who own and occupy their Lake County home as a permanent residence on January 1 of the applicable tax year may qualify for the Florida Homestead Exemption.
Florida’s additional homestead exemption is adjusted for inflation under current rules. The Lake County Property Appraiser’s 2026 guidance states that qualifying homestead exemptions can reduce assessed value by as much as $51,411, depending on the applicable tax component.
How to apply for Homestead Exemption
- Confirm the home is your permanent residence.
You must meet the January 1 ownership and occupancy requirements.
- Open the Property Appraiser exemption page.
Use the official application service.
- Prepare residency identification.
The county requires at least two qualifying Florida residency identifiers for each applicant.
- Provide required application information.
Follow the current identification, marital status, property, and legally required personal information instructions.
- File online, by mail or in person.
The county offers these methods for eligible applications.
- Apply before the deadline.
The ordinary annual deadline is March 1.
- Verify approval using Property Search.
The county’s property record shows approved exemptions with green checkmarks.
- Review next year’s renewal status.
Qualifying approved exemptions generally renew automatically unless eligibility changes.
Homestead, seniors, veterans, disabilities, portability, and online filing information.
Other tax relief programs
| Tax relief | Potential eligible applicant | Important details |
|---|---|---|
| Additional limited-income senior exemption | Qualifying homeowners age 65 or older | Income and local ordinance requirements apply. |
| 25-year senior residency exemption | Qualifying long-term senior homeowners | Special assessed-value and income conditions apply. |
| Widow or widower exemption | Qualifying surviving spouses | Currently listed as a $5,000 exemption. |
| Disability exemption | Eligible persons with qualifying disabilities | Certification or other eligibility evidence may be required. |
| Veterans’ exemptions | Qualifying disabled veterans and eligible survivors | Benefits depend on relevant disability and statutory eligibility. |
| Total and permanent disability | Qualifying individuals | Potentially substantial exemption with strict requirements. |
| Agricultural classification | Qualifying bona fide agricultural use | Classification affects assessment treatment. |
| Charitable or institutional exemption | Qualifying organizations | Exemption depends on ownership, use and statutory criteria. |
What if you missed the March 1 deadline?
Lake County provides limited late-filing procedures for qualifying extenuating circumstances. The applicable limit can be tied to the mailing of the TRIM notice. Contact the Property Appraiser immediately rather than assuming a missed deadline can be ignored.
Official Exemption Eligibility and Late-Filing FAQs ↗07 / SAVE OUR HOMES & PORTABILITY
How Lake County Save Our Homes and Homestead Portability Reduce Property Taxes
Florida’s Save Our Homes assessment limitation restricts annual increases in assessed value for qualifying homesteaded property to the lesser of 3% or the applicable change in the Consumer Price Index.
This cap begins in the year following approval of the homestead exemption, provided other qualification rules continue to be met.
Example of the Save Our Homes cap
Suppose the market value of a home rises from $300,000 to $340,000, but the prior capped assessed value is $250,000. Under an illustrative 3% cap, the assessed value increase would be limited to approximately $7,500 before the applicable exemptions and other adjustments.
This is why a long-term homeowner’s taxable value may be much lower than a recently purchased neighboring home’s taxable value.
What happens when you purchase a new home?
Florida law generally requires a property to be reassessed at just value in the year following a qualifying ownership change. Do not rely on the seller’s current property tax bill as your estimate of future property taxes.
What is Florida Homestead Portability?
Eligible homeowners moving between Florida homesteads can potentially transfer up to $500,000 of accumulated Save Our Homes assessment difference to a new qualifying homestead.
The benefit must be applied for using the appropriate portability form; it does not transfer automatically merely because the buyer owned another Florida home.
- Confirm your prior Florida homestead.
Determine the last year and Save Our Homes benefit.
- Establish your new Lake County permanent residence.
Meet the applicable January 1 requirements.
- Submit a new Homestead Exemption application.
Use the new property’s parcel and ownership details.
- Submit the portability application.
Florida form DR-501T is used for transfer of Homestead Assessment Difference.
- Check the filing period.
The county requires filing by March 1 of the relevant qualifying tax year.
- Review county approval.
The Property Appraiser verifies portability with the prior Florida county where appropriate.
- Check your taxable value.
Review the resulting assessment and exemptions on your new property record.
08 / PROPERTY TAX APPEALS
How to Appeal a Lake County FL Property Tax Assessment
Property owners who disagree with a property value, exemption denial, classification, or portability determination can contact the Property Appraiser and may file a qualifying petition with the Lake County Value Adjustment Board (VAB).
The regular 2026 deadline has passed. Late petitions require a showing of good cause and are not automatically accepted.
2026 Value Adjustment Board filing dates and fees
| Type of petition | 2026 deadline / fee |
|---|---|
| Market or assessed value | September 15, 2026; generally $50 filing fee |
| Exemption or classification denial | July 31, 2026 or 30 days after the applicable denial notice |
| Denial of timely-filed homestead exemption | No petition filing fee |
| Denial of late-filed homestead exemption | $15 petition fee |
| Qualifying joint petition | $50 plus $5 for each additional parcel |
| Late petition | Requires an acceptable good-cause determination |
How to file a VAB petition
- Review the property’s current assessment.
Open the Property Appraiser’s property record and TRIM notice.
- Contact the Property Appraiser.
Ask the assessment office to review factual issues or value differences.
- Collect supporting evidence.
Use comparable sales, an appraisal, records showing errors, photographs, or eligibility documents.
- Open the VAB website.
Read the current year’s petition rules and filing calendar.
- Choose the correct petition type.
Select valuation, exemption, classification, portability, or another appealable issue.
- Submit using an accepted method.
The county permits its VAB online portal, in-person, mail, or designated drop box submission.
- Pay the required filing fee.
Verify any fee exemption or reduced-fee provision before payment.
- Keep the assigned case number.
Use it for documents and later correspondence.
- Prepare for the hearing.
Check evidence exchange and scheduled hearing instructions.
- Review the decision.
Confirm any resulting correction or refund and further appeal rights.
2026 petitions, filing deadlines, fees, hearing process and appeal contacts.
Can you file late?
The VAB may consider late-filed petitions when the owner supplies verifiable good-cause evidence showing extraordinary circumstances. A late petition can be denied if good cause is not established.
Do you still have to pay taxes while appealing?
Yes. The VAB explains that filing a petition does not automatically suspend payment obligations. For relevant valuation or portability petitions, Florida generally requires payment of at least 75% of the ad valorem taxes and all non-ad valorem assessments before delinquency.
Different good-faith payment rules apply to qualifying classification, exemption, and substantial-completion disputes. The Tax Collector can issue an adjustment or refund after a qualifying successful petition.
For filing questions, contact the Lake County VAB Clerk at 352-742-4398.
09 / DELINQUENT PROPERTY TAXES
What Happens If Lake County Property Taxes Are Not Paid?
Florida real estate property taxes generally become delinquent April 1 after the assessment year. Unpaid taxes can lead to statutory interest, charges, advertising, and tax certificate sales.
The normal Florida tax certificate sale process occurs on or before June 1 for qualifying unpaid real estate accounts. A tax certificate represents a lien-based claim, not an immediate transfer of the property deed.
How to resolve a delinquent tax bill
- Open LakeTax.com.
Look up the correct parcel and tax year.
- Check the delinquency status.
Identify outstanding taxes, fees, and whether a tax certificate has been sold.
- Contact the Tax Collector if necessary.
Ask for the exact current payoff or redemption amount.
- Verify payment options.
Restrictions may differ from the normal tax bill payment process.
- Pay the required total.
Include the statutory interest and eligible costs.
- Keep proof.
Verify that the account or applicable tax certificate redemption has been recorded.
Non-ad valorem assessments and fire fees
Lake County also levies certain non-ad valorem assessments that can appear on property tax bills. These can involve fire protection, solid waste, or special district services.
For example, Lake County’s FY 2026 special assessment schedule included residential fire assessments based on specified property characteristics. A non-ad valorem assessment is not simply calculated by multiplying taxable value by millage.
Lake County — Non-Ad Valorem Special Assessments ↗10 / BUYING OR SELLING PROPERTY
Lake County Florida Property Taxes for New Homebuyers

- Identify its exact municipality or unincorporated district.
- Check current market, assessed, and taxable values.
- Review all recorded exemptions.
- Check the combined millage and special assessments.
- Look up tax bills and delinquent certificates.
- Estimate post-purchase reassessment.
After purchasing
- Verify deed recording and ownership records.
- Update the tax mailing address if needed.
- Apply for a qualifying new homestead.
- Apply for portability when eligible.
- Confirm the mortgage escrow arrangement.
- Review the next TRIM notice.
- Retain tax receipts and official correspondence.
