First identify the correct jurisdiction
Which Telangana Property Tax Website Should You Use?
Property tax in Telangana is collected by the relevant municipal corporation or municipality. It is not paid through the land-registration portal or a single payment page covering every urban and rural property.
GHMC / CURE municipal services
Use the official metropolitan payment gateway when the property falls within the jurisdictions served by that system.
Open Official Payment Portal ↗Telangana CDMA eMunicipal
Choose the district and Urban Local Body (ULB), then use the PTIN, owner name or door-number search.
Open CDMA Property Tax ↗Important change: Hyderabad’s 2026 municipal reorganisation
Telangana reorganised the Hyderabad Core Urban Region in February 2026 into three municipal corporations: Greater Hyderabad Municipal Corporation (GHMC), Cyberabad Municipal Corporation (CMC), and Malkajgiri Municipal Corporation (MMC).
| 2026 corporation | Zones identified in the government reorganisation |
|---|---|
| Cyberabad Municipal Corporation | Serilingampally, Kukatpally and Quthbullapur |
| Malkajgiri Municipal Corporation | Malkajgiri, Uppal and L. B. Nagar |
| Greater Hyderabad Municipal Corporation | Shamshabad, Rajendranagar, Charminar, Golconda, Khairatabad and Secunderabad |
This division is documented under G.O.Ms.No.55, dated 11 February 2026. The official CURE payment portal remains the published payment entry point for metropolitan municipal services. Always follow the jurisdiction or account routing displayed by the live portal.

Property tax assessment method
How Is Property Tax Calculated in Telangana?
Telangana municipal property tax is not calculated using one universal percentage of the property’s sale price. The applicable assessment system may consider building location, plinth area, rental value, construction type, age, usage and occupancy.
The exact method and charges vary by municipal jurisdiction. The appropriate government calculator is more reliable than an unofficial formula that assumes every home is assessed identically.
Calculate through the official CDMA tax calculator
CDMA Property Tax Calculator
District, ULB, locality, land, construction, plinth area, age, usage and occupancy-based calculation.
Micro-steps for the CDMA calculator
- Open the official Property Tax Calculator.
- Indicate whether registered title deed, court decree or patta information is available.
- Choose whether the building permission information is available.
- Select the district, ULB and locality.
- Enter the requested plot area and other land-related information.
- Choose the building floor, construction type and usage.
- Enter sanctioned or constructed plinth area and related dimensions.
- Select the occupant type and enter construction age information.
- Add building measurements or floors as required.
- Select Tax Calculate and review the displayed components and total.
What components can appear in a municipal tax calculation?
| Assessment component | Meaning |
|---|---|
| Property tax | The principal tax assessed under the applicable municipal rules. |
| Education tax | An applicable tax component displayed separately in the CDMA calculation. |
| Library cess / LCS | A separately identified cess or local tax component where applicable. |
| Water, light or drainage tax | Components shown by the municipal calculator where applicable to the assessment. |
| Unauthorised construction penalty | Penalty component when the assessment identifies applicable construction irregularities. |
| Half-yearly total | Calculated amount for the relevant half-year period. |
GHMC rental-value-based calculation
GHMC’s published property-tax information explains a rental-value-based assessment approach. For residential assessment guidance, its FAQ gives the following simplified expression:
The municipality also explains that location, building construction, usage, area and age affect assessment. The simplified expression should not be applied blindly to every property category, particularly commercial or mixed-use buildings.
Illustrative GHMC-style calculation
Suppose the applicable assessed plinth area is 1,000 square feet and the municipality-approved monthly rental value is ₹6 per square foot.
This is not an official quotation for any real property. The ₹6 rental value is hypothetical, and actual tax depends on the assessment rules, approved local rental rates, adjustments, usage and other applicable components. Use the municipality’s official assessment or calculator for your bill.
Payments and seasonal concessions
Telangana Property Tax Due Dates, Early-Bird Rebate and Penalties
Municipal property tax may be assessed or collected by financial year or half-year depending on the relevant local system. The amount due, arrears and applicable interest should be checked on the current government demand.
2026–27 Early-Bird Property Tax Rebate
Telangana municipal bodies announced an early-bird incentive for qualifying advance payment of 2026–27 property tax, offering a 5% rebate for payment by 30 April 2026, subject to the scheme’s conditions.
As of October 2026, the April 30 early-bird deadline is in the past. Do not deduct 5% from the live tax demand unless the official account specifically shows a concession that applies to your payment.
How to check the payment deadline for your property
- Open the correct municipal payment portal.
- Enter the PTIN, registered mobile number or supported property-search details.
- Open the tax demand for the current period.
- Check its financial year, half-year, current due and prior arrears.
- Review displayed interest, penalties and concessions.
- Follow the exact municipal demand’s payment instructions and any deadline notice.
If property tax has been overdue for several years, a historic receipt or tax demand may not reflect the current payable amount. Use the latest account details, not an old bill or generic late-fee estimate.
For newly built or unassessed property
How to Apply for a New Property Tax Assessment in Telangana
If your property has never been assessed for municipal property tax, paying an existing PTIN may not be possible. You may need to apply for self-assessment or a new assessment first.
CDMA municipal self-assessment
- Open the official CDMA Self-Assessment service.
- Enter the owner’s mobile number to begin the application.
- Complete the OTP verification where required.
- Choose the property’s municipal district, ULB and locality.
- Provide the requested ownership and building-permission details.
- Enter floor-wise area, construction, use and occupancy information.
- Review the calculated assessment information.
- Submit the application and save the application ID.
- Follow the municipality’s verification process and later assessment notices.
Metropolitan GHMC self-assessment
GHMC’s published process allows owners to submit details such as building permission, occupancy certificate, locality, building use and plinth area through its self-assessment service. Municipal verification and inspection can be required before an assessment is finalised and PTIN issued.

Update the municipal record
Owner Name Change, Mutation and Property Tax Assessment Corrections
Property registration and municipal property-tax records serve different purposes. After buying a home, inheriting property or correcting a mistake, the name shown on the PTIN account may need a separate mutation or correction process.
| Problem | Service to check |
|---|---|
| Previous owner still displayed | Mutation of property or ownership update. |
| Owner’s name spelling incorrect | Owner name correction. |
| Door number is wrong | Door number correction. |
| Taxable area seems incorrect | Assessment revision. |
| Property type or usage changed | Assessment revision or new-assessment update. |
| Property qualifies for relief | Applicable assessment exemption service. |
How to request a correction
- Open the official municipal website associated with your PTIN.
- Find the relevant Mutation, Owner Name Correction, Door No Correction or Assessment Revision option.
- Enter the PTIN, registered mobile number or application identifier requested.
- Prepare the documents applicable to your request, such as registered transfer information or assessment evidence.
- Submit the request and retain its application number.
- Check the application or mutation status through the municipal service.
- Verify that the approved correction is reflected in the property-tax record.
The official GHMC website lists assessment revision, owner-name correction, door-number correction, assessment exemption and mutation under its online property-tax services.
