Town of Brookhaven Property Taxes: Look Up Your Bill, Pay Online and Understand Tax Rates
Need to find or pay property taxes in the Town of Brookhaven, New York? The town’s official tax portal lets property owners search by street address, tax item number or Suffolk County Tax Map Number. You can review available tax statements, understand school and local tax charges, and check payment information.
Brookhaven includes communities such as Farmingville, Selden, Centereach, Medford, Shirley, Mastic, Mount Sinai, Miller Place, Rocky Point, Coram, Stony Brook and other areas of Suffolk County. Your property’s actual school district and tax code matter more than the city name on its mailing address.
The Brookhaven Receiver of Taxes closed its 2025–26 online collection period in June 2026. The town’s payment system states that the 2026–27 tax statement is expected to become available for viewing and payment on or about December 16, 2026.
If you owe taxes from the 2025–26 year or earlier, use the Suffolk County Comptroller, not the town’s closed current-year payment service. The county can calculate the outstanding penalty and interest.
The town’s annual assessment roll and the Receiver’s tax bill are different records. Brookhaven has published its 2026–27 final assessment roll, but that does not mean the new tax bills and tax rates are already available for payment.

Important mail-postmark rule
The Receiver’s current payment instructions warn that mail deposited in a mailbox may not receive a same-day USPS postmark. The town recommends bringing deadline-sensitive mail to a USPS counter and requesting a hand-stamped postmark.
The town does not have authority to waive a penalty merely because a payment was mailed but not properly postmarked before the relevant deadline.

Suffolk County’s town, school and county tax year normally runs from December 1 through November 30 of the following year. The Receiver issues one annual property tax bill that may be paid in two installments.

| 2026–27 second half | May 31, 2027 | Usual statutory schedule; confirm the issued bill. |
Ordinary payment deadline without first-half interest.
Ordinary deadline before county delinquent collection begins.
Does Brookhaven offer an extension to some seniors?
Yes. The Receiver states that taxpayers receiving the Enhanced STAR exemption or an over-65 exemption have an additional five business days after May 31 for payment under the stated rule.
Do not assume that turning 65 automatically gives every homeowner this extension. Confirm that the property’s applicable exemption qualifies and check the precise deadline with the Receiver.
What if the property tax bill never arrived?
Brookhaven says property owners should generally receive the annual bill by mid-December. If you have not received yours, call 631-451-9009. A missing bill does not automatically eliminate penalties or interest.
If a lender pays taxes through mortgage escrow, you may receive an informational copy while the mortgage company receives payment details.
Town of Brookhaven Property Tax Rates by School District
Brookhaven does not have one total property tax rate that applies equally to every home. A parcel’s tax bill combines school, library, county, town and applicable special-district charges.
The official 2025–26 Town of Brookhaven Taxable Districts Rate Sheet publishes rates based on $100 of assessed valuation. These are not percentages of the home’s full market value.
Official 2025–26 School and Library Tax Rates
These figures are taken from the town’s published 2025–26 rate sheet. The library component is separate from the school component. Additional county, town, fire, ambulance, refuse and other district charges are not included in the figures below.
| School District | School Rate / $100 | Library Rate / $100 |
|---|---|---|
| Three Village | 324.238 | 11.429 |
| Comsewogue | 292.966 | 15.005 |
| South Country | 259.191 | 14.083 |

Brookhaven Taxable Districts — 2025–26
School, library, county, town and special districts
Examples of Other 2025–26 Tax Components
| Published District Component | Rate per $100 of Assessed Value |
|---|---|
| Suffolk County general | 2.796 |
| Suffolk County police | 49.448 |
| Town-wide fund | 6.689 |
| Town-wide highway fund | 1.255 |
| Part-town fund | 3.419 |
| Part-town highway fund | 16.578 |
| Open space preservation | 2.470 |
| Brookhaven lighting district | 1.354 |
Not every line applies to every parcel. Some properties fall within different village, fire, ambulance, sewer, highway or other local taxing arrangements.
The town’s rate sheet assigns tax codes that identify the applicable combination of districts. Your actual tax bill is the most reliable starting point for selecting the right combination.
Brookhaven Property Tax Calculator: Estimate From Assessed Value
Brookhaven’s published tax-rate schedule is based on assessed valuation, not the full estimated market value of the home.
For a more useful estimate, enter the assessed value from your official property record and the combined tax rate per $100 shown on the applicable tax bill.
The default $2,500 assessed value and 450-per-$100 combined tax rate are hypothetical examples, not the assessment or official combined rate for a specific Brookhaven property. This simplified calculator assumes one taxable assessment base for all rate-based levies and subtracts a dollar-valued credit. In reality, exemptions can change the taxable base differently for school, county, town, and special-district charges; STAR credits paid separately by New York State should not be subtracted as bill reductions. Actual first-half and second-half bills can also differ by rounding.
Worked Example: A Patchogue–Medford District Property
The official 2025–26 rate chart lists:
The school and library calculation is: $2,500 ÷ 100 × 331.451 = $8,286.28 after rounding.
This is not the complete tax bill. You must also include applicable county, town, fire, ambulance and other tax-code components, special charges and exemptions.
How to obtain a better estimate
- Look up the actual property in the official town tax portal.
- Copy the assessed value from the correct statement year.
- Find the total applicable rate or calculate the relevant line-item rates.
- Check exemptions that apply to specific taxable values.
- Identify garbage, refuse, special district or other flat charges.
- Compare the calculated estimate with the town’s billed total.

| First Half / Second Half | The two annual installment amounts. |
| Payments | Recorded payments, dates and related transaction details. |
| Exemptions | Qualifying senior, veteran, STAR or other property tax benefits. |
Why does the bill show a very low assessed value?
Brookhaven’s 2025–26 tax records may show an assessed valuation that is far smaller than the property’s estimated market value. This is expected under the town’s assessment methodology.
For example, a published 2025–26 tax record can show an assessed value measured in thousands, while the corresponding full-value estimate is measured in hundreds of thousands of dollars.
The town’s 2025–26 records show a 0.53% uniform percentage for the relevant assessment roll examples. Do not treat that historical percentage as a permanently fixed percentage for every future assessment year.
Why is the school tax often a large part of the bill?
School budgets are established by the local school districts. The Receiver collects the resulting school tax, but does not independently set those school budgets.
Similarly, town and county taxes are based on the appropriate governmental budgets. The Receiver is responsible for collection, not for setting every property tax rate.
Brookhaven Property Assessment Lookup: Find the Value Behind the Tax Bill
The Brookhaven Assessor’s Office maintains the assessment roll and property information used to determine taxable values.
The town says its assessment office handles more than 184,000 parcels, updates ownership records following deed transfers, and maintains property inventory information related to construction, demolition, lot changes and other real property details.
Brookhaven Assessment Roll
2026–27 final roll, prior-year roll and interactive map
How to look up assessed value
- Visit the official Assessment Roll Report. Use the link above rather than a third-party property-value estimate.
- Choose a roll. The town provides the 2026–27 Final Assessment Roll, the 2026–27 Tentative Roll and the 2025–26 Final Assessment Roll.
- Or select the interactive map. Open the map-based assessment roll if you prefer searching by location.
- Find the correct parcel. Locate the property’s address, tax map number or map position.
- Check valuation and property characteristics. Review the assessment year, full-value information, school district, square footage and physical inventory where available.
- Compare with the corresponding tax bill. An assessment roll is not necessarily the same document as a Receiver’s final tax statement.
Assessment year versus tax-bill year
An assessment can be finalized before the annual tax bill is issued. School district, county and town taxes depend on the appropriate assessment base and adopted rates for the fiscal tax year.
When comparing two years, use the same property, assessment year and tax year. Do not assume the 2026–27 final assessment roll immediately supplies the payable 2026–27 tax total.
Town of Brookhaven Property Tax Exemptions: STAR, Seniors, Veterans and More
Brookhaven’s Assessor administers exemptions authorized by New York State law. Depending on the property and household, an eligible owner may qualify for property tax reductions or state school-tax relief.
Major exemption and relief programs
| Program | Who It May Help | Important Application Detail |
|---|---|---|
| Basic STAR | Eligible homeowners using the property as their primary residence | New applicants generally register for the NYS STAR credit, rather than a new town exemption. |
| Enhanced STAR | Eligible senior homeowners meeting age, income and residency criteria | Existing exemption recipients follow NYS upgrade/verification rules; new applicants use the state credit program. |
| Senior Citizens Exemption | Qualifying older homeowners with limited income | Town RP-467 forms and eligibility documentation apply. |
| Veterans Exemptions | Eligible veterans and qualifying family members | Different RP-458 programs cover Alternative, Cold War and related veterans benefits. |
| Disability Exemption | Qualifying homeowners with disabilities and limited income | RP-459C and supporting eligibility records may be required. |
| Volunteer Firefighter / Ambulance Worker | Eligible qualifying volunteers | Town forms include the RP-466C program. |
| Agricultural Assessment | Qualifying agricultural land and farm operations | RP-305 family of forms and statutory land-use rules apply. |

- Open the Real Property Tax Exemption page. The Assessor lists the town’s available programs and application forms.
- Find the correct program. Select the Senior Citizens, Veterans, Disability, Agricultural or other applicable category.
- Choose the current application. Use a form associated with the correct assessment and tax year.

- Prepare supporting documentation. Examples may include age verification, qualifying income records, property ownership documents or veteran eligibility information.
- Submit to the Assessor. Follow the town’s instructions for the completed application and deadline.
- Check the subsequent tax bill. Confirm the approved exemption or ask the Assessor about the status.
Brookhaven exemption deadlines
The town generally identifies March 1 as the annual real property tax exemption deadline. Its Assessor page specifically listed March 2, 2026 for applicable 2026 applications, reflecting the calendar adjustment.
As of October 2026, that filing period has passed. Contact the Assessor regarding any available correction process and the proper application for the next assessment year.
Important STAR change for new homeowners
New York’s traditional STAR exemption is closed to new applicants. Homeowners who were not receiving a STAR exemption on their current home in 2015 generally register for the New York State STAR credit.
A STAR credit may be paid by check or direct deposit from New York State rather than appearing as a reduction directly on the town tax bill.
Existing STAR exemption recipients follow separate state rules. New York also changed the Enhanced STAR upgrade process beginning in 2026 for qualifying current Basic STAR exemption recipients.
New York State STAR Exemption and Credit Instructions ↗How to Challenge a Brookhaven Property Tax Assessment
If you believe Brookhaven assigned an incorrect assessed value to your property, you can investigate the town’s formal assessment grievance process.
A property value grievance is not the same as disputing a county payment, penalty or school district tax rate.
Brookhaven 2026 grievance period
The town’s 2026 grievance application was available from May 1 through May 19, 2026. Online submissions closed at 11:55 PM on May 19.
That normal 2026 grievance window is now closed. Do not assume the same filing dates have already been announced for 2027.
Steps to file a future assessment grievance
- Locate the property on the assessment roll. Check the assessed value, parcel details and relevant assessment year.
- Check the town’s grievance instructions. Open the official Grievance Day page for the correct year.
- Identify the valuation issue. Determine whether the assessment is unsupported by comparable properties, property condition, factual records or relevant market evidence.
- Gather documentation. Prepare comparable sales, appraisal evidence, photographs, property records or other relevant material.
- Open the official grievance application. Brookhaven provides an interactive online application during the designated filing period.
- Enter the property information. Include the required tax map identification, current assessment, requested value and supporting details.
- Attach evidence and submit on time. Keep the filing confirmation. Follow any instructions about hearings or additional documentation.
- Review the grievance determination. Determine whether the assessed value changed and what subsequent review rights are available under New York law.
Brookhaven Grievance Day
Annual filing dates, online application and supporting evidence
The town’s 2026 alternative filing methods included mailing an application to the Assessor’s Office or using the designated Town Hall submission location. These procedures should be reconfirmed for a future grievance year.
Brookhaven Late Property Taxes, Interest and Delinquent Payments
Brookhaven charges interest on the unpaid first-half amount after the ordinary January deadline. Once the town’s annual collection period ends, unpaid taxes are transferred to the Suffolk County Comptroller.
Published first-half interest schedule
| Late Payment Period | Interest on Unpaid First Half |
|---|---|
| January 11 – February 10 | 1% |
| February 11 – March 10 | 2% |
| March 11 – April 10 | 3% |
| April 11 – May 10 | 4% |
| May 11 – May 31 | 5% |
These percentages describe the town’s published ordinary first-half late-payment periods. Do not apply them as a universal calculation of all delinquent prior-year taxes or every special circumstance.
What happens after May 31?
The Suffolk County Comptroller becomes responsible for collecting taxes transferred as delinquent. The county explains that an additional 5% penalty applies to outstanding taxes, together with interest generally calculated at 1% per month from February 1 under the governing collection rules.
The exact payoff amount must be confirmed from the county’s current tax records, not estimated from an old town bill.

Can Brookhaven accept partial property tax payments?
Suffolk County’s public guidance says qualifying partial payments of $200 or more are accepted under the applicable tax collection rules.
Brookhaven’s tax FAQ distinguishes these partial-payment arrangements from its ordinary online payment system, which does not accept partial payments.
Contact the collecting office before making a partial payment to confirm permitted methods and any required interest or penalty.
Common Brookhaven Property Tax Problems and How to Fix Them
| Problem | Practical Solution |
|---|---|
| Portal shows closed for collection | Check whether you need a prior-year Suffolk County payment or are waiting for the December new-season town bill. |
| Address search returns no result | Try selecting an autocomplete suggestion, entering the item number or using the formatted Suffolk Tax Map Number. |
| Different property appears | Compare tax map number, location and owner details. Do not pay until the parcel matches. |
| Assessment seems too low compared with market value | Check the roll’s uniform percentage before assuming the assessor’s records are incorrect. |
| STAR savings missing from tax bill | Determine whether the homeowner receives a direct NYS STAR credit instead of an exemption applied to the bill. |
| New homeowner’s taxes increased | Review whether the prior owner had senior, veteran or other exemptions that do not transfer automatically. |
| Tax bill lists a different school district | Check the actual parcel location and assessor’s district assignment; do not rely on mailing ZIP code. |
| Mortgage lender may already have paid | Compare escrow statements, the lender’s confirmation and the official tax payment history before paying twice. |
| Old tax balance not shown at the town | Use the Suffolk County Comptroller’s prior-year tax portal or call the county. |
| Exemption was denied | Ask the Town Assessor for the specific reason, correction options and appropriate application year. |
| Tax rate seems different from your neighbor’s | Compare school, library, fire, ambulance and other taxing districts and exemption status. |
| Payment mailed near the deadline | Retain the mailing and USPS postmark evidence; the town warns that mailbox deposit may not produce a same-day postmark. |
Why Brookhaven Property Taxes Vary So Much by Neighborhood
The Town of Brookhaven covers a geographically large part of central and eastern Suffolk County. Homes with similar market values may have different bills because they belong to different service districts.
School levy and district boundaries are major factors in the annual tax bill.
The library rate is published separately in Brookhaven’s annual rate sheet.
Properties can fall within different fire districts with their own tax rates.
Emergency medical services can create an additional district charge.
Some parcels have direct refuse-collection fees rather than only ad valorem charges.
Senior, veteran and other qualifying exemptions can substantially affect taxable value.
What happens if two neighboring homes have different tax bills?
First compare assessed values, property classification and approved exemptions. Next compare school and special districts. A different homeowner exemption or local district charge can explain a substantial portion of a difference.
If both properties appear similar and the underlying assessed values still seem inconsistent, request an assessment explanation from the Assessor.
