How much tax on a $250,000 property?

Assume the property is assessed at $250,000 and the combined applicable rate consists of the county, school and listed fire levies only:

Combined example rate $0.615 per $100 Estimated tax before exemptions and other charges $250,000 ÷ 100 × $0.615 = $1,537.50

This example excludes city and other special district taxes, tax relief benefits, fees and account adjustments.

Why did the rate change after 2025 revaluation?

Cleveland County completed a countywide real property revaluation effective January 1, 2025. The county subsequently reduced its general property tax rate from 54.75 cents to 40.5 cents per $100 of value.

A lower tax rate does not guarantee every individual property owner’s bill decreased. The new assessed value and applicable local levies also influence the final amount.

Cleveland County, OK property tax rates

Oklahoma property taxes are calculated using assessed or taxable values and local millage rates. A mill represents $1 in tax per $1,000 of taxable value.

Cleveland County’s millage varies by school district and other taxing jurisdictions. The Treasurer publishes a 2025 millage rate schedule in its Documents & Downloads section. Do not assume that one countywide millage applies to Norman, Moore and every unincorporated parcel.

Taxable-value caution: In Oklahoma, using a property’s sale price directly as the taxable assessment can substantially overstate an estimate. Use the Assessor’s applicable assessed/taxable value and local millage rather than multiplying market price by millage without the assessment adjustment.

Verify before October 15, 2026: If you owe Cleveland County, Arkansas, property taxes, use the current county Collector’s instructions. Do not assume the statewide informational directory itself processes every county’s payments.

Arkansas tax assessment and millage

Arkansas typically assesses taxable real property at a statutory percentage of its value, then applies the local millage. The assessed value, eligible homestead credit and applicable school and local levies influence the final bill.

For the correct county-specific millage rate, contact the Cleveland County Assessor or Collector using the state’s county government directory.

Separate reporting requirement: Arkansas also requires eligible owners to assess personal property during the state’s annual assessment period, generally January 1 through May 31. Assessing personal property and paying the resulting property tax are different tasks.

09 / INTERACTIVE PROPERTY TAX ESTIMATOR

Cleveland County Property Tax Calculator

Choose North Carolina, Oklahoma or Arkansas and enter the assessed value and correct local tax rate. The calculator uses separate calculation modes because the states express property tax rates differently.

Estimate Annual Property Tax

North Carolina mode: rate in dollars per $100 of taxable value. The default $0.615 is only the county + school + applicable listed fire levy example.

Calculated assessed value $250,000.00
Net assessed value $250,000.00
Estimated annual property tax $1,537.50

North Carolina example uses the FY2026–27 $0.615 combined county/school/fire rate where applicable. Oklahoma and Arkansas modes require the taxpayer to obtain the exact assessed value and millage from their government record. The calculator does not implement all statutory valuation limitations, rollback taxes, senior freezes, circuit breakers, municipal assessments, delinquent charges or parcel-specific special taxes.

Why estimated tax can differ from your actual bill

Real property taxes may be affected by local taxing districts, revaluation, assessment ratios, partial exemptions, credits, classification, special assessments and late fees.

Always use your official county tax account for the actual payment amount.

10 / PROPERTY TAX SAVINGS

Cleveland County Property Tax Exemptions and Relief Programs

Property tax relief differs significantly between the three states. Applying for a North Carolina homeowner exclusion is not the same as claiming an Oklahoma homestead exemption or an Arkansas homestead credit.

State Possible relief Who administers it?
North Carolina Elderly/disabled homestead exclusion, disabled veteran exclusion, circuit breaker deferral, present-use valuation Cleveland County Tax Administration
Oklahoma Homestead exemption, qualifying senior valuation limitation, eligible disabled veteran exemptions Cleveland County Assessor
Arkansas Qualifying homestead tax credit, age/disability assessment limitations and other eligible property relief Cleveland County Assessor / Collector

North Carolina: Elderly or disabled homeowner exclusion

Qualifying homeowners may receive an exclusion of part of the appraised value of their permanent residence. Eligibility involves age or disability, ownership/occupancy and the current income limit.

North Carolina generally provides an exclusion of the greater of $25,000 or 50% of the appraised value for qualifying applicants, subject to the applicable annual household income ceiling and statutory requirements.

North Carolina: Disabled veteran exclusion

Qualifying disabled veterans and certain unmarried surviving spouses can receive an exclusion on eligible permanent residence property. North Carolina’s program generally excludes the first $45,000 of appraised value when statutory conditions are met.

North Carolina: Circuit breaker tax deferral

Certain elderly or disabled homeowners meeting income and other requirements can defer part of their property tax. A deferral is not tax forgiveness and can become payable under statutory repayment conditions.

North Carolina: Present-use value

Qualifying agricultural, horticultural and forestland may be taxed using present-use valuation instead of market value. A change of use can trigger deferred taxes and interest under applicable rules.

Cleveland County identifies June 1 as the filing deadline for the homeowner circuit breaker application and provides relief information through its Tax Administration site.
