Important distinction: The county tax rate of $0.815 per $100 is only one part of the bill. The state rate and any Berlin, Ocean City, Snow Hill or Pocomoke City tax are additional components. A property outside an incorporated municipality generally should not be assigned a municipal rate merely because its mailing address names a nearby town.

Worcester County is located on Maryland’s Eastern Shore. This article does not concern the City of Worcester in Massachusetts or Worcester County, Massachusetts.

  2. Select Real Estate Taxes.

Choose the current tax bill or another year that you intend to pay.

Payment by mail or in person

You can also pay by check payable to Worcester County or use an accepted in-person payment method at the Treasurer’s office. See the addresses below.

Postmark does not count: Worcester County expressly states that mailed payments must be received in the Treasurer’s Office by the required deadline. Mailing a check on the final day does not satisfy the deadline merely because it has that day’s postmark.

Supplemental new construction billingJanuary, where applicableSeparate six-month new construction tax billing.

Who can use semiannual payments?

Maryland’s semiannual payment option generally applies to qualifying properties that are the owner’s principal residence. The county also notes a statutory semiannual option for businesses with taxes not exceeding $100,000.

Check your actual tax bill because a vacation home, investment property or short-term rental is not automatically eligible for the same principal-residence treatment.

How does the July discount work?

The county offers a 0.5% discount of its own tax portion for qualifying payments made in July. The discount is not necessarily 0.5% of the full bill including state and municipal taxes.

For example, a $300,000 assessed property would have a basic county tax of $2,445. A 0.5% discount on that county portion would equal $12.23 when rounded to cents, if the payment qualifies.

Current date reminder: As of October 11, 2026, the annual/first-half payment deadline has passed. If that amount remains unpaid, use the county portal or Treasurer to obtain the current payoff, including any accrued interest. The second eligible semiannual installment is due December 1, 2026.

04 / CURRENT TAX RATES

05 / INTERACTIVE ESTIMATOR

Worcester County Maryland Property Tax Calculator

Choose the property’s actual incorporated municipality, enter the assessed value and calculate the basic annual real estate tax using the FY 2026–2027 published rates.

Estimate Your Annual Real Estate Taxes

Combined basic tax rate$0.9270
Estimated annual bill$2,781.00
Equal half-year budgeting amount$1,390.50
Monthly budgeting equivalent$231.75

Basic estimate only. A principal-residence credit, municipal classification, additional charges or actual semiannual bill can change the amount.

How the Worcester County calculation works

Assessed Value ÷ 100 × (County Rate + State Rate + Applicable Town Rate) = Basic Annual Tax

For a $300,000 assessed property inside Ocean City, the combined published rate is $1.3596 per $100. The basic tax would be $4,078.80 before eligible credits and other adjustments.

Why your actual bill may differ

  • The tax portal uses SDAT’s applicable taxable assessed value, which may differ from current sale price.
  • Maryland’s triennial reassessment cycle and phase-in rules can affect assessment changes.
  • Homestead Tax Credit can limit increases in qualifying taxable assessments.
  • Maryland Homeowners’ Property Tax Credit may provide income-based assistance.
  • Some properties have municipal rates based on occupancy classifications.
  • Supplemental new construction bills, charges, delinquency interest or payment discounts may appear separately.

06 / PROPERTY ASSESSMENT RECORDS

How to Find Worcester County Maryland Property Assessments Using SDAT

In Maryland, assessments are maintained by the State Department of Assessments and Taxation (SDAT), rather than a separate county auditor.

  3. Choose a search method.

Search by street address or the official property account identifier.

  4. Enter the available property information.

Follow the search field formatting instructions on the SDAT page.

  5. Select the correct property.

Check the property address, account number and subdivision or condominium details where applicable.

  6. Review the assessment.

Find the land and improvement values, total assessed value, tax account and assessment year.

  7. Look for credit information.

Check whether a Homestead Tax Credit application or eligibility information is reflected.

  8. Return to county Citizen Self Service.

Use the account identifier to compare the assessment with the actual tax bill.

SDAT website changes: Since April 2026, Maryland has required device verification when accessing the Real Property Data Search. Older direct links to individual results may no longer work. Open the official search homepage, complete the verification and search again. SDAT also prohibits automated scraping of its records.

Does a property assessment equal the purchase price?

Not necessarily. Maryland’s assessment system uses a three-year reassessment cycle and applicable phase-in rules. The assessed value shown in the official record should be used rather than substituting a current online home estimate.

07 / MARYLAND PROPERTY TAX CREDITS

Worcester County Homestead Tax Credit, Homeowners’ Credit and Veteran Exemptions

1. Homestead Property Tax Credit

Maryland’s Homestead Tax Credit can limit increases in the taxable assessment of qualifying owner-occupied principal residences. It does not eliminate all property taxes or freeze tax rates automatically.

Worcester County approved a 0% county Homestead assessment increase cap effective fiscal year 2027. For eligible properties, that provision limits county taxable-assessment increases under the county component of the program. State and municipal Homestead provisions can follow separate applicable limits.

What the 0% cap does not mean: It does not mean Worcester County’s real estate tax rate became 0%, nor that every homeowner’s entire 2026–2027 bill will remain unchanged. Eligibility, credit calculation, other taxing components and charges still matter.
  1. Check your SDAT property record.

Locate the property’s current Homestead Tax Credit status.

  2. Confirm owner occupancy.

Verify that the dwelling qualifies as the owner’s principal residence under state rules.

  3. Open the Maryland Homestead application.

    Use SDAT’s authorized online service.

  4. Complete the application if needed.

Follow the current identity, ownership and property instructions.

  5. Check subsequent tax bills.

Verify that the credit appears where applicable.

2. Homeowners’ Property Tax Credit

Maryland’s income-based Homeowners’ Property Tax Credit can assist eligible homeowners regardless of age, subject to income, asset and principal-residence requirements.

The county instructs applicants to file annually by October 1. As of October 11, 2026, the standard deadline for the 2026 cycle has passed. Contact SDAT about the current program and whether any applicable remedies remain available.

The amount of credit depends on household income and qualifying property taxes, not a single flat discount.

Maryland Homeowners’ Property Tax Credit Program ↗

3. Disabled Veteran Property Tax Exemption

Maryland provides a qualifying real estate tax exemption for certain veterans with a permanent 100% service-connected disability, and qualifying surviving spouses. Eligibility and documentation must be verified by SDAT.

Worcester County directs homeowners to the local SDAT assessment office at 410-632-1196 for information.

4. Other possible Maryland tax assistance

Depending on eligibility and program year, qualifying homeowners may also investigate Maryland’s renter or senior-related property tax assistance rules and local tax credit programs. Always check the official SDAT forms rather than assuming a particular age alone guarantees an exemption.

08 / ASSESSMENT APPEALS

How to Appeal Worcester County Maryland Property Tax Assessments

Maryland property assessment appeals begin with the State Department of Assessments and Taxation, not the County Treasurer.

SDAT generally allows an appeal of an assessment notice within 45 days of the notice date. If you disagree with the first-level decision, a further appeal may be filed with the Property Tax Assessment Appeals Board within 30 days of the SDAT decision.

Step-by-step assessment appeal

  1. Find the assessment notice.

Record the notice date, property account, market value and appeal deadline.

  2. Check the official property details.

Use SDAT Real Property Data Search to identify errors in square footage, improvements or other characteristics.

  3. Collect evidence.

Compare relevant closed sales, appraisal information, condition reports or factual property errors.

  4. Use the SDAT online appeal form.

Enter the required notice number and control number from the assessment notice.

  5. File within the permitted 45-day period.

Save the confirmation and all submitted evidence.

  6. Review the SDAT outcome.

Follow the first-level assessment appeal process and retain the decision notice.

  7. Consider a second-level appeal.

If applicable, file with the Worcester County Property Tax Assessment Appeals Board within 30 days of the SDAT decision.

  8. Keep payment obligations separate.

Do not assume an assessment appeal suspends the tax bill’s due date or delinquent interest.

Property Tax Considerations When Buying a Home in Worcester County

Before closing

  • Confirm the SDAT property account ID.
  • Check the assessed value and reassessment year.
  • Determine whether the parcel is inside municipal boundaries.
  • Review the current tax bill and paid status.
  • Identify unpaid county, municipal or related charges.
  • Check any supplemental new construction assessment.
  • Review settlement tax prorations.

After closing
