How to Look Up Greenwich Property Taxes Online

Greenwich’s public tax portal is hosted at mytaxbill.org. It includes a Tax Bills section for real estate, personal property, motor vehicle, and supplemental motor vehicle bills.

Town-authorized payment and lookup system Town of Greenwich — Tax Bills Search & Pay

Search by name, property address, bill number, account number, and other supported identifiers.

Open Tax Portal ↗

Option A: Search by property address

  1. Open the tax portal. Verify that the page heading says “Town of Greenwich.”
  2. Stay on the Tax Bills section. Do not choose Sewer/Water/Misc if you need ordinary real estate property taxes.
  3. Find the “Search By” dropdown. Select the property-location search option.
  4. Enter the house number and street name. The portal instructs users to avoid the street suffix because Street, Court, Lane, and similar words may be abbreviated differently.
  5. Submit the search. Review matching real estate bills and identify the correct property.
  6. Open the bill information. Check the Grand List year, amount due, installment, and payment information.

Option B: Search by owner’s name

The portal accepts a last name followed by a first name or initial. For example, a name such as Jane Smith can be searched as SMITH J or SMITH JANE.

  1. Choose the name-search option from the Search By menu.
  2. Enter the owner’s last name and first name or first initial.
  3. Leave out commas and unnecessary punctuation.
  4. Review all matching bill types, since this search can return multiple categories.
  5. Confirm the property address and bill details before paying anything.

Option C: Search by bill number or account number

If you have the tax bill in front of you, this is often the most reliable route.

Understanding bill type codes

The public system identifies 01 — Real Estate, 02 — Personal Property, 03 — Motor Vehicle, 04 — Motor Vehicle Supplemental, and 05 — Sewer Assessment. If you own a home and are looking for the real estate tax bill, the relevant category is generally 01.

Looking for last year’s tax payment? The portal offers an IRS Payment Records search for a specified calendar year. Select the applicable accounts and use the IRS payment-record option. Confirm with a qualified tax professional how a payment should be reported; the tax portal does not determine federal deductibility.

Greenwich Online Property Tax Payment Fees

The Tax Collector publishes these processor convenience fees:

Credit card tax + 2.50% fee$5,125.00

The Town says convenience fees are paid to the payment vendor, not to Greenwich itself. For a large real estate tax bill, checking the EFT option can make a substantial difference in payment cost.

Tax calendar

When Are Greenwich Property Taxes Due in 2026 and 2027?

Greenwich real estate property taxes are generally payable in two installments for the fiscal year running from July 1 to June 30. The first installment is due July 1 and the second January 1.

InstallmentDue datePay without interest throughStatus as of October 2026
2026–2027 first installmentJuly 1, 2026August 3, 2026Grace period passed
2026–2027 second installmentJanuary 1, 2027February 1, 2027, under the normal scheduleUpcoming

The first installment’s usual August 1 deadline shifted to August 3, 2026 because August 1 was a Saturday. The Tax Collector’s website specifically identifies August 3 as the 2026 delinquency date.

Important: Connecticut generally charges delinquent property-tax interest at 1.5% per month or portion of a month, subject to statutory rules and any applicable changes. Interest calculations can run back to the original due date after the interest-free period expires. Do not calculate a delinquent payoff using the grace-period end date as the interest start date.

What if I miss the payment period?

Check the official tax account for the current amount due. If the account includes more than one unpaid installment, property tax liens, or other charges, call the Tax Collector at 203-622-7891 before submitting an estimated payment.

If your mortgage lender pays taxes through escrow, compare your mortgage statements and the town’s online tax record. The absence of a mailed reminder does not necessarily mean a bill has been paid.

Greenwich CT Property Tax Calculator

Enter your property’s market value or assessed value. The calculator uses the Town’s 70% real estate assessment ratio and the published 2026–2027 general mill rate of 10.125. It calculates a base real estate tax estimate, not a live tax balance.

Property tax calculation formula

Taxable assessed value × Mill rate ÷ 1,000 = Base property tax

Example: A home with a $1,000,000 estimated market value and no assessment exemption has an assessed value of $700,000. At 10.125 mills, its estimated annual general real estate tax is $7,087.50.

A municipal tax credit or benefit may reduce the payable tax without functioning as a dollar-for-dollar subtraction from assessed value. Do not enter a tax credit into the exemption field unless you know the benefit is actually an assessment reduction.

Rates and revaluation

What Is the Greenwich CT Property Tax Rate for 2026–2027?

2025–202612.041General mill rate
2026–202710.125General mill rate
2025 revaluation70%Assessment ratio

Greenwich’s final 2026–2027 budget records a general mill rate of 10.125, down from 12.041 for the prior fiscal year. The 2025 townwide revaluation changed the assessed values used for the July 2026 property tax bills.

A lower mill rate does not guarantee that an individual property’s tax will decrease. Your bill depends on how much the property’s assessment changed relative to the Town’s overall taxable Grand List.

Taxable assessed valueAnnual base tax at 10.125 mills
$350,000$3,543.75
$500,000$5,062.50
$700,000$7,087.50
$1,000,000$10,125.00
$1,500,000$15,187.50
$2,000,000$20,250.00

These figures are calculations from taxable assessed value, not property market value, and do not include separate sewer levies or other bill-specific charges.

Why the 2025 revaluation matters

Greenwich revalued real estate effective October 1, 2025. The new assessment equals 70% of fair market value as of that date and became effective with the July 1, 2026 tax bill. The next townwide revaluation is scheduled for the October 1, 2030 Grand List.

For instance, a property whose taxable assessment increased by 25% could still experience a change in annual taxes even while the mill rate fell. Compare both the prior year’s assessed value and prior year’s levy, not just the two mill rates.

Real estate information

How to Look Up Greenwich Property Assessments and Records

The Greenwich Assessor maintains property valuations, while the Town Clerk records deeds and real estate transactions. If you need property details rather than a current tax balance, use the Assessor’s records first.

Find an assessment through the Grand List

  1. Open the official Greenwich Real Estate Assessments page.
  2. Scroll to the Related Information section.
  3. Choose the assessment-by-street report for the Grand List year you need.
  4. Locate the property’s street and address in the published record.
  5. Review the recorded assessed value and compare it with your assessment notice.
  6. For a complete property record card, request the official field card from the Assessor.

Request a property record card (field card)

The Assessor states that field cards may be requested by email at prc@greenwichct.org. Include the property’s parcel ID in the request. The Town publishes a $1 per field card charge.

For mailed copies, the Assessor instructs requesters to send the $1 fee per card with a self-addressed stamped envelope to:

Town of Greenwich
Assessor’s Office
101 Field Point Road
Greenwich, CT 06830

The Assessor also publishes electronic Grand List files and other bulk property-data products for separate fees. Most homeowners looking for a single property record will not need to purchase those bulk datasets.

Need proof of who owns the property? Assessment information is useful but is not a substitute for a recorded deed. For ownership transfers, mortgages, and land-record instruments, use the Greenwich Town Clerk’s land records service rather than the tax payment portal.
09

Reduce qualifying property taxes

Greenwich Senior, Disabled, and Other Property Tax Benefits

Greenwich administers state and local property tax relief programs through its Assessor. Eligibility depends on the particular program and may involve age, income, residency, disability, ownership, and filing requirements.

Senior property tax relief

The Greenwich Assessor states that residents age 65 or older may qualify for local or state property tax credits if they satisfy the income and other program rules. Owners of qualifying condominiums and cooperative apartments can also be eligible.

The Town’s standard application period is February 1 through May 15. Approved applicants generally must refile every two years, and a significant change in qualifying income can require action between regular filing periods.

  1. Open the Greenwich Assessor website.
  2. Find Credits & Benefits or Senior Tax Relief.
  3. Open the brochure corresponding to the relevant Grand List year.
  4. Check the applicable age, residency, income, and ownership requirements.
  5. Gather the income and other supporting documents requested by the Assessor.
  6. File during the published application period and retain confirmation.
  7. Confirm whether the benefit is a local or state credit and when you must reapply.

Veteran, disability, and other exemptions

Connecticut has property tax exemption provisions for qualifying veterans and certain other taxpayers. The availability and amount of any benefit depend on the legal program and individual eligibility. Request the specific application and documentation rules from the Greenwich Assessor rather than assuming a statewide headline amount applies automatically to your home.

Deadline reminder: The regular February–May 2026 senior tax relief application period has passed. Ask the Assessor about the next filing period and any applicable exceptions; do not assume late applications will be accepted.
10

Correct the assessed value

How to Appeal a Greenwich Property Tax Assessment

If you believe the Assessor’s value is inaccurate, the Greenwich Board of Assessment Appeals is responsible for hearing qualifying valuation appeals. The Board reviews assessed values, not the Town’s tax rate or the amount of the budget.

For the 2025 Grand List revaluation, Greenwich required written assessment appeals to be filed by February 20, 2026 at 5:00 PM Eastern. That deadline has passed. Future appeal years may have a different filing calendar.

How to prepare for the next applicable appeal period

  1. Locate your current assessment notice or official field card.
  2. Review the parcel’s characteristics and valuation date.
  3. Identify factual errors, if any, in land size, building features, improvements, or recorded condition.
  4. Collect relevant sales comparisons, appraisal documents, or other valuation evidence.
  5. Check the Board of Assessment Appeals page for the appropriate year’s application and exact deadline.
  6. File a complete written application by the published deadline.
  7. Follow any hearing notice and retain the final determination.

Filing an assessment appeal does not automatically suspend property tax payment obligations. Ask the Tax Collector about the amount and payment deadline while any valuation issue is being resolved.
