03 / PROPERTY TAX DUE DATES
Levy County Property Tax Due Dates, Discounts and Delinquency
Florida real estate property taxes become payable during the normal November collection period. Statutory early payment discounts reduce qualifying tax payments.
| Collection period | Discount / status | What it means |
|---|---|---|
| November 2026 | 4% discount | Highest standard early-payment discount. |
| December 2026 | 3% discount | Second discount month. |
| January 2027 | 2% discount | Eligible tax payment before delinquency. |
| February 2027 | 1% discount | Last regular discount month. |
| March 2027 | No discount | Full eligible amount before delinquency. |
| April 1, 2027 | Normally delinquent | Statutory interest and collection costs can begin. |
| Tax certificate process | After delinquency | Unpaid eligible taxes can enter certificate-sale procedures. |
How much can the November discount save?
On an otherwise qualifying $3,000 property tax bill, a 4% November discount is $120, making the illustrative discounted payment $2,880 before any electronic payment processing charge.
What if you did not receive the tax bill?
A missing mailed bill does not ordinarily remove the statutory property tax payment obligation. Search the official online tax system, confirm your mailing address with the Property Appraiser and contact the Tax Collector if the account cannot be located.
Is the postmark accepted?
Qualifying Florida mailed property tax payments generally use the applicable postal postmark for timeliness. However, special rules can apply to delinquent taxes, electronic payments, insufficient funds and tax certificate redemptions. Confirm the exact requirements with the Tax Collector.
04 / MILLAGE AND TAX RATES
What Is the Levy County Florida Property Tax Rate in 2026?
Levy County does not have one combined property tax rate applicable to every parcel. The total millage may include county operations, school taxes, a municipality, water management districts and other applicable levies.
The 2025 certified county operating rate was 8.7500 mills, adopted in county Resolution 2025-61. That is a confirmed prior-year rate, not automatically the applicable county operating rate on every 2026 bill.
The Board of County Commissioners reviewed the fiscal 2026–27 millage through September 2026 budget hearings. Because the exact final 2026 county levy and the combined taxing-district rates should be established from the adopted county resolution and Property Appraiser’s certified roll, this guide does not substitute an unverified 2026 rate.
2025 certified taxing-area examples
The Florida Department of Revenue published Levy County’s 2025 taxing-authority code descriptions. The following rates are useful historical comparisons but should not be used as certified 2026 figures.
| Tax area / authority | 2025 published millage | Important distinction |
|---|---|---|
| County operating | 8.7500 mills | County component, not full bill. |
| School district | 5.3320 mills | School component. |
| Bronson municipality | 5.5371 mills | Additional municipal component where applicable. |
| Chiefland municipality | 8.5493 mills | Additional municipal component where applicable. |
| Cedar Key municipality | 4.7684 mills | Additional municipal component where applicable. |
| Williston municipality | 6.7500 mills | Additional municipal component where applicable. |
| Fanning Springs municipality | 3.0000 mills | Additional municipal component where applicable. |
| Inglis municipality | 4.5312 mills | Additional municipal component where applicable. |
| Otter Creek municipality | 9.7662 mills | Additional municipal component where applicable. |
| Yankeetown municipality | 3.4451 mills | Additional municipal component where applicable. |
How to get the exact current tax rate
- Find the parcel using the Property Appraiser.
Search by owner, address or parcel ID.
- Check the applicable tax district.
Identify whether the property is inside Bronson, Chiefland, Williston or another municipality, or in an unincorporated area.
- Review the certified 2026 rate schedule.
Verify county, school, municipal and special district components.
- Use the correct taxable value.
The homestead and other exemptions can produce different taxable values for school and non-school taxes.
- Review non-ad valorem assessments.
These are often fixed or service-related amounts instead of a percentage of value.
- Compare with your Tax Collector bill.
Use the billed amount as the authoritative account total.
For current Levy County budget and tax-rate adoption records, use the official Levy County government website and the Property Appraiser website.
Property tax formula
For example, at a hypothetical combined rate of 15 mills, a home with a $200,000 taxable value would have $3,000 of annual ad valorem taxes, before non-ad valorem assessments and discounts.
05 / ONLINE TAX ESTIMATOR
Levy County Florida Property Tax Calculator
Use this calculator to estimate the annual bill from your property record’s taxable value and certified combined millage. You can also estimate standard early-payment discounts and non-ad valorem charges.
Calculate Property Taxes and Payment Discount
The calculation assumes one taxable value for all millage components. Florida homestead exemptions and other limits can cause school and non-school taxable values to differ. Use the official bill for the actual amount due.
Example: $200,000 taxable value
| Illustrative tax scenario | Calculation | Amount |
|---|---|---|
| Combined tax rate | 15 mills, hypothetical | 1.5% equivalent |
| Ad valorem tax | $200,000 × 15 ÷ 1,000 | $3,000 |
| November discount | $3,000 × 4% | $120 |
| Illustrative November payment | $3,000 − $120 | $2,880 |
| Other assessments | Property-specific | Additional when applicable |
06 / PROPERTY TAX EXEMPTIONS
Levy County Homestead Exemption, Senior Tax Relief and Agricultural Classification
The Levy County Property Appraiser administers homestead, disability, veteran and other qualifying property tax exemptions. Florida’s property tax law determines which parts of the tax bill each exemption can reduce.
Florida Homestead Exemption
A homeowner who owns and makes a Florida property their permanent residence on January 1 may be eligible for the Homestead Exemption.
The basic $25,000 exemption generally applies to all ad valorem levies, while the additional homestead exemption, as adjusted under Florida’s current inflation-indexing rules, applies to qualifying non-school taxes. The precise 2026 amount should be verified with the Property Appraiser rather than assuming both exemptions apply identically to every levy.
How to apply for Homestead Exemption in Levy County
- Confirm ownership and permanent residency.
The relevant eligibility date is normally January 1.
- Visit the Levy County Property Appraiser.
Find the current Homestead Exemption instructions.
- Prepare identification and residency documentation.
Follow the state and local requirements.
- Complete Form DR-501 or the approved online application.
Provide the requested property and applicant details.
- File by March 1 for the regular tax-year deadline.
Ask whether any statutory late-filing exception applies if you missed it.
- Check the property record.
Verify approval and the resulting taxable assessment.
- Update the Assessor when eligibility changes.
Report changes in permanent residence or ownership that affect the exemption.
Other exemptions and classifications
| Program | Potential applicant | What to check |
|---|---|---|
| Homestead Exemption | Qualifying permanent residents | Ownership and residency date, application. |
| Additional senior exemption | Qualifying homeowners age 65+ | Household income and whether local taxing authority adopted it. |
| Widow or widower exemption | Qualifying surviving spouse | Eligibility under current Florida law. |
| Disability exemptions | Qualifying persons with disabilities | Required medical or other certifications. |
| Veterans’ exemptions | Qualifying disabled veterans and certain spouses | Service connection, disability and state rules. |
| Agricultural classification | Bona fide commercial agricultural properties | Good-faith agricultural use and documentation. |
| Institutional or charitable exemptions | Eligible organizations | Qualifying ownership, use and filing conditions. |
Levy County agricultural classification
Agricultural classification is especially relevant for farms, pastureland and other qualifying rural properties. The Property Appraiser’s published guidance explains that the land must be used for a genuine commercial agricultural purpose.
The county asks applicants for evidence such as a farm plan or lease and may inspect the property. Merely owning vacant land or occasionally keeping animals does not automatically establish qualifying agricultural use.
Levy County Property Appraiser — Exemptions and Agricultural Applications ↗07 / SAVE OUR HOMES AND PORTABILITY
How Save Our Homes and Portability Affect Levy County Property Taxes
Florida’s Save Our Homes law generally limits increases in a qualifying homestead property’s assessed value to the lesser of 3% or the applicable Consumer Price Index change.
The assessed value and taxable value of a long-held homestead may therefore be much lower than its just or market value.
Why a buyer’s bill can rise after purchase
When a home changes ownership, the previous owner’s assessment limitation may no longer apply. The property is generally reassessed under the new owner’s circumstances in the following tax year.
That means a seller paying relatively little property tax does not guarantee the buyer will pay the same amount.
Florida portability
Eligible homeowners may transfer up to $500,000 of accumulated Save Our Homes assessment difference from a previous qualifying Florida homestead to a new qualifying Florida homestead.
- Identify the previous homestead.
Determine the applicable Save Our Homes benefit.
- Establish the new qualifying homestead.
Meet ownership and permanent-residence rules.
- File for Homestead Exemption on the new property.
Use the county’s current application.
- Request portability through Form DR-501T.
Submit the Transfer of Homestead Assessment Difference application.
- Meet the filing deadline and timing rules.
The relevant qualifying tax-year application normally is due March 1.
- Check the approved assessment.
Review the next notice and property record.
08 / ASSESSMENT APPEALS
How to Appeal a Levy County Florida Property Tax Assessment
Levy County’s Value Adjustment Board (VAB) considers eligible disputes about assessed value, exemptions and property classification. The VAB is administered through the Clerk of the Circuit Court and Comptroller.
10:00 a.m. at the Levy County Board of County Commissioners Meeting Room, 310 School Street, Bronson, FL 32621. This is a hearing date, not a general petition deadline.
The regular deadline for a Florida valuation petition is generally 25 days after the Property Appraiser mails the Truth in Millage (TRIM) notice. Denial of exemption or classification may have separate statutory deadlines.
Because Levy County’s precise 2026 regular petition deadline was not independently confirmed from an official posted calendar, property owners should consult their TRIM notice or contact the VAB Clerk. Do not assume that the October 22 hearing date extends the filing period.
How to appeal a property assessment
- Find the property assessment.
Look up just value, assessed value and taxable value.
- Identify the issue.
Overvaluation, factual property error, exemption denial or wrong classification may be reviewable.
- Contact the Property Appraiser.
Ask for an informal review or explanation of the assessment.
- Collect evidence.
Use relevant sales, professional appraisals, property characteristics, photographs or eligibility documents.
- Review the VAB petition rules.
Use the Clerk’s official page and applicable Florida Department of Revenue forms.
- File the correct petition on time.
Form DR-486 is used for many types of VAB petitions.
- Pay any applicable filing fee.
Check eligibility for filing-fee exemptions.
- Retain filing confirmation.
Save the petition and related evidence.
- Attend the scheduled hearing.
Present evidence under the board’s procedures.
- Review the decision and payment requirements.
A successful petition may produce a corrected bill or refund.
Appeal procedures, state guidance and contact information.

09 / DELINQUENT TAXES AND TAX CERTIFICATES
What Happens When Levy County Property Taxes Become Delinquent?
Unpaid Florida real estate taxes normally become delinquent April 1 after the year they were assessed. After delinquency, the account can accumulate interest and statutory charges and become eligible for a tax certificate sale.
What is a Florida tax certificate?
A tax certificate represents a lien for unpaid real estate taxes, not immediate ownership of the property. The certificate holder can receive statutory interest when the delinquent tax is redeemed, subject to Florida law.
How to handle a delinquent Levy County account
- Search the exact property and unpaid year.
Use the county Tax Collector portal.
- Check whether a certificate has been sold.
The account may require a redemption calculation.
- Request a current payoff.
Interest and statutory charges may have increased.
- Confirm accepted payment methods.
The county currently warns that delinquent taxes cannot be paid by ordinary personal or business checks.
- Pay the authorized amount.
Use the Tax Collector’s approved checkout or required certified-funds process.
- Keep a receipt.
Verify that redemption or satisfaction is recorded.
Tax deed sales
A tax deed sale can occur after separate legal proceedings involving qualifying delinquent tax certificates. This process is distinct from an ordinary tax certificate auction.
The Tax Collector specifically states that tax deeds must be paid with certified funds only.

Property Tax Records to Check Before Buying in Levy County
Levy County has residential, agricultural, coastal, vacant-land and commercial parcels. The tax, zoning and title issues for these property types can differ substantially.
Before purchase
- Confirm the parcel ID and legal description.
- Search the current assessment.
- Check the tax bill and unpaid years.
- Verify recorded deed ownership.
- Check municipal and special district rates.
- Review non-ad valorem assessments.
- Verify land use and agricultural classification.
- Check flood zone, zoning and land restrictions.
After purchase
- Confirm the deed has been recorded.
- Update the Property Appraiser mailing address.
- Apply for Homestead Exemption if eligible.
- Check Save Our Homes portability eligibility.
- Verify the new assessed value.
- Check tax escrow requirements.
- Watch for the annual TRIM notice.
- Retain tax payment receipts.
Vacant and agricultural property
A vacant land purchase does not automatically qualify for homestead or agricultural classification. Tax treatment can depend on the intended use, legal ownership, agricultural business activity and the Property Appraiser’s assessment rules.
Coastal properties and flood zones
For Cedar Key, Yankeetown, Inglis and other coastal areas, flood mapping and insurance costs can be material to total ownership expenses. Flood insurance is not itself a property tax, and a change in flood zone does not automatically establish an assessment appeal.
The county’s Zoning Information Page explains how to access the linked parcel map, zoning layers and FEMA flood zone data.
